Property for Sale in Denia, Spain
21 listings from local specialists, updated daily
Dénia sits at the northern tip of the Costa Blanca, under the Montgó massif, with a working fishing port, a castle over the old town, and a UNESCO listing for its food. The ferry to Ibiza leaves from the harbour. Valencia airport is roughly an hour and a half north, Alicante an hour and a half south.
We hold 21 properties. Two-bedroom homes run €249,000-€499,000 with a median of €371,000. Three bedrooms run €319,000-€625,000, median €475,000. Thirteen apartments and eight houses, split fairly evenly across the range.
Thirteen of them carry a Vergel address, the flatter agricultural strip just inland, where €249,000 still buys a two-bedroom house. Les Marines is the beach road north of town and the most expensive pocket we hold: four properties, €379,000-€625,000. The remaining four sit in Dénia proper between €415,000 and €489,000.
Dénia does have cheaper stock than this. Older apartments in the town centre change hands from around €140,000, usually needing work and rarely with parking. Our listings start higher because they are newer builds, and most of them are.

Frequently asked questions
What does property in Dénia cost?
Two bedrooms run €249,000-€499,000 in our catalogue, with a median of €371,000. Three bedrooms run €319,000-€625,000, median €475,000. The cheapest thing we list is a €249,000 two-bedroom house in the Vergel area. Older town-centre apartments trade lower on the open market, from roughly €140,000, and generally need refurbishing.
Where do international buyers concentrate?
Las Rotas and the Montgó slopes for villas and quieter living, Las Marinas for direct beach apartments, the old town for walking-distance lifestyle close to the marina and restaurants.
Do I need to live in Spain to buy?
No. Foreign non-residents buy freely. NIE, Spanish bank account, and notary signing - we handle setup before you arrive.
Can I get a mortgage as a foreigner?
Yes. Spanish banks lend non-residents up to 60-70% of appraised value, with fixed rates between 3.5% and 5% in 2026. Local banks (CaixaBank, Sabadell) have specialist non-resident desks.
What's the buying process timeline?
From reservation to keys: 6-10 weeks for mortgage buyers, 3-4 weeks for cash. Older villas may need extra time for habitability certificate (cédula de habitabilidad) checks.
Is Dénia a good rental investment?
Long-term yields run 4-5% gross - lower than Benidorm but with a more stable tenant base. Tourist-licence demand stays strong from June through September; off-season is quieter than the southern Costa Blanca.
What taxes apply?
Valencia region: 10% ITP on resale, 10% IVA + 1.5% AJD on new-build. Notary, registry, and legal fees add 1-1.5%.
Is Dénia better than Jávea or Calpe?
Different vibes. Dénia has the marina, the gastronomy scene, and a larger working town. Jávea is more residential and expat-heavy. Calpe sits between the two with the Peñón rock as the defining landmark. We work in all three and can compare specific properties side by side.
