Five properties in our Dénia catalogue sit at or under EUR 350,000, and every one of them carries a Vergel address. That is the finding worth knowing before you book flights: at this budget you are buying in the flat agricultural strip just inland, not in Dénia town and not on the beach road.

The number that shapes everything

Our 21 Dénia listings run EUR 249,000 to EUR 625,000, with a median of EUR 415,000. A EUR 350,000 budget sits in the lower third.

Dénia is expensive relative to the Costa Blanca South for a reason that has nothing to do with marketing. The town is hemmed in by the Montgó massif on one side and the sea on the other, the old centre is protected, and there is very little land left to build on. Supply does not respond to demand here the way it does in Torrevieja.

WES-2482B 3-bed house in Denia is the one most people should look at first. A three-bedroom house at EUR 319,000 is unusual anywhere near Dénia, and the three-bedroom market in our catalogue otherwise starts at EUR 415,000. You are buying a compact 72 m2 rather than a sprawl, but it is a house with its own front door.

For pure floor space, WES-2038B 2-bed apartment in Denia at 79 m2 for EUR 341,000 is the best of the apartments on a per-metre basis. WES-2078 2-bed apartment in Denia costs less in absolute terms and gives you 12 m2 less, which is the kind of trade that only makes sense once you have stood in both.

WES-2038 1-bed apartment in Denia at EUR 260,000 is the cheapest way into the area. Fifty-three square metres and one bedroom is a holiday flat, not a home, and priced accordingly.

About Vergel, honestly

Vergel, El Verger on the road signs, is a separate municipality about seven kilometres inland from Dénia town. It is flat, it grows oranges, it has a supermarket and a couple of bars, and it is roughly ten minutes by car to Dénia's port and about the same to Els Poblets beach.

What that means in practice. You are not walking to a restaurant in the old town. You are not walking to the sea. You do get a garage, usually a plot or a terrace worth using, and you pay Costa Blanca North prices without paying Dénia town prices.

If the point of buying in Dénia is the old town, the port, the Friday market and the walk up to the castle, then EUR 350,000 does not currently reach it in our catalogue, and we would rather say that than send you on a viewing trip to discover it. Dénia proper starts at EUR 415,000 with WES-2132 3-bed house in Denia, a three-bedroom house of 88 m2.

Where the same money goes further

Two options if the budget is fixed and the address is not.

South, to the Costa Blanca South. EUR 350,000 in Torrevieja buys a two-bedroom apartment above the median with room to spare. WES-2417B 2-bed apartment in Torrevieja is 98 m2 at EUR 240,000, which is 19 m2 more than the best Dénia apartment at this budget for EUR 100,000 less. Different coast, different atmosphere, a lot more square metres.

Down the coast to Benidorm. WES-2286 2-bed apartment in Benidorm is an 88 m2 two-bedroom in Sierra Cortina at EUR 312,900. You give up the Dénia character and gain a town that stays open in winter.

Neither is a better decision. They are honest comparisons, and the per-metre figures are the reason the Costa Blanca North costs what it does.

Add the purchase costs: on a EUR 330,000 resale, 10 per cent ITP is EUR 33,000, and notary, registry, lawyer and gestoria add roughly EUR 5,000 more. Questions we get at this budget

Is Vergel a bad address for resale? No, but it is a different buyer pool. Vergel resells to people who want space and a car-based life, mostly Northern European. Dénia town resells to a wider group including Spanish buyers from Valencia and Madrid. The town is the more liquid market.

How far is the airport? Alicante is roughly an hour and a half south, Valencia about the same to the north. Dénia is one of the few Costa Blanca towns that is genuinely inconvenient for both, which is part of why it has stayed quieter than Calpe or Benidorm.

Can I get to Ibiza from here? The ferry runs from Dénia port, two to four hours depending on the vessel. It is a real reason some buyers choose Dénia over anywhere else on the coast.

Would EUR 400,000 change much? It opens Dénia proper and the first Les Marines apartments. WES-1709 2-bed apartment in Denia is a two-bedroom of 76 m2 on the beach road at EUR 379,000. That EUR 50,000 buys a genuinely different location, which is not usually true of a EUR 50,000 step.

What about buying a plot and building? Very little land is available inside the Dénia municipal boundary, and the Montgó natural park restricts a good deal of what looks buildable on a map. Assume you are buying built stock.
