What it costs, per square metre

These are our own rates, the same ones the calculator below runs on. Labour and materials are listed separately because builders quote them separately, and the all-in column is the number people mean when they ask what a renovation costs.

What moves the number: a fourth-floor flat with no lift, a building over forty years old, and anything within a few hundred metres of the sea all push the material and labour cost up. Rates hold between 20 and 400 m²; below that the fixed costs of setting up a site dominate. The figures exclude IVA.

Common questions

  • How much does a renovation cost per square metre in Spain?

    On our own 2026 rates: €225 per m² for a cosmetic refresh, €770 for a full renovation and €1,400 turnkey, labour and materials together, before IVA. A full renovation of an 80 m² apartment therefore comes to about €61,600, of which €28,000 is labour and €33,600 materials.

  • What is the difference between cosmetic, full and turnkey?

    Cosmetic keeps the layout and the installations: paint, flooring, fixtures, minor repairs. Full replaces finishes, kitchen, bathrooms, wiring and plumbing but leaves walls where they are. Turnkey adds design, joinery and furnishing, and hands you a home you can move into with a suitcase.

  • How long does a renovation take?

    Reckon on 0.3 working days per m² for cosmetic work, 0.6 for a full renovation and 1.0 turnkey. For an 80 m² apartment that is roughly 24, 48 and 80 working days on site. Add two to six weeks before any of it starts, for the licence.

  • Do I need a licence to renovate in Spain?

    Almost always, in one of two forms. Work that leaves structure, layout and facade alone is obra menor, usually cleared by a declaración responsable at the town hall. Moving load-bearing walls, touching the facade or changing the use is obra mayor and needs an architect's project. Your ayuntamiento decides which applies.

  • Can you manage the works while I am not in Spain?

    Yes, and most of our renovation clients are abroad for the whole job. We handle the licence, the quotes, the site visits and the snagging, and send photographs at each stage. A power of attorney covers anything needing your signature, so you can arrive once, at the end.

  • Is IVA included, and at what rate?

    The figures above exclude IVA. Renovation of a home over two years old, for a private owner, is charged at the reduced 10% rate provided the materials the contractor supplies stay under 40% of the taxable base. Above that threshold, and on newer property, the rate is 21%.
