Eleven three-bedroom listings from EUR 319,000 for a house in Vergel to EUR 625,000 for an apartment on the beach road. Every house we hold is cheaper than every apartment but one, which inverts the usual assumption and says everything about how Denia prices distance from sand.

Eleven of our 21 Dénia listings have three bedrooms, and they run from EUR 319,000 to EUR 625,000. The cheapest is a 72 m2 house in Vergel. The dearest is a 103 m2 apartment on the Les Marines beach road. Between them sits a EUR 306,000 spread on the same bedroom count, and the reason is entirely about address.

WES-2078F 3-bed house in Denia, 115 m2 house at EUR 447,000. Roughly EUR 3,887 per square metre, the best figure of the eleven, and the second-largest. A three-bedroom house of 115 m2 in the Dénia area under EUR 450,000 is not something we have often.

WES-2038G 3-bed house in Denia, 112 m2 house at EUR 493,000. Nearly as much space, EUR 46,000 more, and a stronger specification. Worth seeing alongside the above rather than instead of it.

WES-2482B 3-bed house in Denia, 72 m2 house at EUR 319,000. The only three-bedroom under EUR 400,000 in our entire Dénia catalogue, and it is a house rather than an apartment. Compact, and priced accordingly.

At the other end, WES-2038E 3-bed apartment in Denia at EUR 5,808 per square metre and WES-1709C 3-bed apartment in Denia at EUR 6,068 carry the highest per-metre figures. On the beach road that reflects the location. In Vergel it reflects the build and the finish, so ask what specifically justifies it before you view.

Every house we hold is cheaper than every apartment except WES-2086D 3-bed apartment in Denia. That inverts the usual assumption, and the reason is location: our Dénia houses sit in Vergel and the town, our dearest apartments sit on the beach road. You are not paying for the building type. You are paying for how far you are from sand.

Where the bedrooms actually are

Vergel, six of the eleven. Seven kilometres inland, flat, agricultural, ten minutes by car to the port or the beach. Cheapest three-bed at EUR 319,000, and the best space per euro throughout. Full picture in our guide to Dénia by area.

Dénia town, three. WES-2132 3-bed house in Denia at EUR 415,000 is the cheapest way into the town itself. All three town listings have three bedrooms, which means if you want a one- or two-bed in Dénia proper we do not currently hold one.

Les Marines, two. The beach road north of town, EUR 525,000 and EUR 625,000. You walk onto sand. The strip empties between November and March.

A private pool is the line most buyers forget. If a house has one, budget EUR 700 to EUR 1,500 a year for chemicals, cleaning and the odd pump. It is the main reason a house can cost more to hold than a beachfront apartment despite lower community fees.

Questions

Why is there nothing between EUR 319,000 and EUR 415,000? A gap in our current stock rather than a gap in the market. Three-bedroom properties do come up in that band and they sell quickly. Tell us your budget and we will flag them as they arrive.

Is a three-bedroom worth it if two of us are buying? For resale and for letting, usually yes: the buyer and tenant pools are both wider. For your own use, an extra bedroom you never open still costs IBI, community fees and cleaning.

How much more is a three-bed than a two-bed here? Our Dénia two-bedroom median is EUR 371,000 against EUR 475,000 for three bedrooms. So roughly EUR 100,000, though the cheapest three-bed at EUR 319,000 undercuts several two-beds.

Do any of these have a garage? Most of the houses do and some of the apartments. It varies by property rather than by area, and it is worth confirming before you view because parking in Dénia town in August is genuinely difficult.

What if I want more space for the money? Look south. WES-2412F 3-bed apartment in Torrevieja in Torrevieja is a three-bedroom of 218 m2 at EUR 409,000, roughly EUR 1,876 per square metre against Dénia's EUR 4,800.
