Vergel: where the entry prices are
125 homes in Denia from €115,000
See all 125Vergel, El Verger on road signs, is a separate municipality on the flat agricultural plain behind Dénia. Orange groves, a supermarket, a handful of bars, and roughly ten minutes by car to either Dénia port or the beach at Els Poblets.
It is where all five of our sub-EUR 350,000 Dénia listings sit, and it is the only address in our Dénia catalogue offering houses under EUR 400,000.

Les Marines: the beach road
Les Marines is the strip running north from Dénia along the coast, apartments and villas set back from a long sandy beach. It is the most expensive pocket we hold in the area and the only one where you can walk out of the building onto sand.
Four listings. WES-1709 2-bed apartment in Denia is a two-bedroom of 76 m2 at EUR 379,000, WES-1709D 2-bed apartment in Denia is 81 m2 at EUR 499,000, WES-1709B 3-bed apartment in Denia is a three-bedroom of 96 m2 at EUR 525,000, and WES-1709C 3-bed apartment in Denia is 103 m2 at EUR 625,000.
Two things about Les Marines that agents tend to leave out. It is a long strip, so "Les Marines" covers everything from a five-minute drive to the town to a twenty-minute one, and the difference matters in winter. And it empties out between November and March, so if you want life around you in February, buy in the town instead.
Dénia town: the walkable option
Four listings sit in Dénia proper, and they are the reason people fall for the place: the castle, the port, the Friday market, and enough restaurants that the UNESCO gastronomy listing is not just a plaque.
WES-2132 3-bed house in Denia is a three-bedroom house of 88 m2 at EUR 415,000 and the cheapest way into the town itself. WES-2086D 3-bed apartment in Denia is a three-bedroom apartment of 93 m2 at EUR 449,000. WES-2132B 3-bed house in Denia is a house of 98 m2 at EUR 475,000, and WES-2086F 3-bed apartment in Denia is a three-bedroom apartment at EUR 489,000.
All four have three bedrooms. If you want a one- or two-bedroom in Dénia town, we do not currently hold one, and that is worth knowing before you plan a trip around it.
Choosing between them
Vergel if you have a car, you want a house or a garage, you would rather own more square metres than walk to a bar, and the budget is under EUR 400,000. This is the only address that works at that number.
Les Marines if the beach is the reason you are buying, you visit mainly between April and October, and EUR 379,000 is the floor rather than the ceiling.
Dénia town if you want to live there rather than holiday there, you want to walk everywhere, and you have EUR 415,000 or more. Also the strongest resale market of the three, because it sells to Spanish buyers from Valencia and Madrid as well as to foreigners.
What each costs to run
| Item | Vergel | Les Marines | Dénia town |
|---|---|---|---|
| Community fees, annual | EUR 400 to EUR 900 | EUR 900 to EUR 1,800 | EUR 600 to EUR 1,400 |
| IBI, on EUR 400,000 | EUR 400 to EUR 700 | EUR 450 to EUR 800 | EUR 450 to EUR 800 |
| Car needed | yes | effectively yes | no |
| Winter services | limited | very limited | full |
Beachfront communities carry the highest fees because salt, pools and gardens all cost money to maintain. That is the recurring price of the location, and it is easy to forget when you are looking at the view.
On purchase, add roughly 12 to 13 per cent: 10 per cent ITP on a resale plus notary, registry, lawyer and gestoria. Our guide to the total cost of buying property in Spain has the breakdown, and annual property taxes covers what non-residents file each year.
Municipal information for the town is published by the Ajuntament de Dénia. Vergel is administered separately, by El Verger.
Questions
Is Vergel actually Dénia? No. It is its own municipality about seven kilometres inland, and listings there are often marketed under the Dénia name because that is what people search for. We label the district on every listing so you can see which is which.
Which area has the best rental demand? Les Marines in summer, Dénia town year-round. Vergel is the weakest holiday-let market of the three because renters want to walk to a beach. Any tourist letting needs a licence, covered in our guide to holiday rental licences.
Why is Dénia more expensive than Torrevieja? Supply. The Montgó massif and the sea box the town in, the centre is protected, and there is very little developable land left. Torrevieja has room to keep building. Our Torrevieja catalogue starts at EUR 155,000 for a reason.
Can I reach an airport easily? Not really, and it is the honest weakness of Dénia. Alicante is roughly an hour and a half south, Valencia about the same north. Neither is a twenty-minute run.
What about the Ibiza ferry? It sails from Dénia port, two to four hours depending on the vessel. For some buyers it is the deciding feature of the whole town.
