A house in Vergel with a private pool costs EUR 2,260 to EUR 4,330 a year to hold. A Les Marines apartment costs EUR 1,960 to EUR 3,680. The house has lower community fees and higher total costs, because a pool is a EUR 1,000 a year commitment on its own. Plus the document nobody asks for.

A three-bedroom house in Vergel with its own pool costs roughly EUR 2,500 to EUR 4,200 a year to hold. A two-bedroom apartment on the Les Marines beach road costs EUR 2,000 to EUR 3,500. The gap is smaller than most buyers expect, and it inverts once you count what the pool does to the house.

The house has lower community fees and higher total costs, because a private pool is roughly a EUR 1,000 a year commitment on its own. Buyers who chose a house specifically to avoid community fees are often surprised by that arithmetic.

Both examples assume a property around EUR 400,000, which is close to the Dénia median of EUR 415,000 in our catalogue.

Salt is the reason beachfront costs more to maintain. Railings, lifts, external paint and pool plant all degrade faster within a few hundred metres of the sea, and the community budget reflects that permanently rather than occasionally.

The document most buyers never ask for

Before you commit, ask for the minutes of the community's last annual general meeting. Not the accounts, the minutes.

Accounts tell you what was spent. Minutes tell you what is coming: the lift that needs replacing, the facade repair being quoted, the roof that failed inspection. Spanish communities fund large works through a derrama, a one-off levy split between owners by participation quota, and a EUR 3,000 to EUR 6,000 derrama in your second year is a real risk on an older building.

Also request the certificate confirming the seller owes nothing to the community. Unpaid fees follow the property to the new owner for the current year plus the three preceding ones, so this is not optional paperwork. Your lawyer should ask for all of it as standard, and if they do not, ask them to.

IBI and the number that matters twice

IBI is calculated on the valor catastral, the administrative value assigned by the Catastro, not on what you paid. On a EUR 400,000 Dénia property expect roughly EUR 350 to EUR 850 depending on the exact assessment.

Do not estimate it. The seller has a receipt, it is a public record, and there is no reason to guess. Ask for it before you make an offer, because the same valor catastral is also the base for your annual non-resident imputed income calculation. One number, two bills, every year you own the place.

Property records are held by the Catastro, and municipal rates are published by the Ajuntament de Dénia.

The annual tax that catches people out

If you own Spanish property and are not tax resident in Spain, you file a Modelo 210 every year even if the property sits empty. The tax is on an imputed income derived from the valor catastral, and for most Dénia properties it lands between EUR 150 and EUR 600 a year.

If you do let the property, you declare actual rental income instead. Since Orden HAC/56/2024 that return is annual, filed each January, not quarterly. What this means for what you buy

Run the annual cost over the years you plan to hold the property, and some decisions reverse.

If you visit four weeks a year, a private pool is roughly EUR 250 per week of use. A community pool costs a fraction of that. Buy the apartment.

If you spend three months here, the house earns its keep, and the pool becomes the reason you bought the place rather than a line item.

If you plan to let, count the community fee as a straight deduction from yield. EUR 1,500 a year on a property returning EUR 12,000 gross is 12.5 per cent gone before IBI, insurance, tax and management.

If the budget is tight, inland wins twice. WES-2482B 3-bed house in Denia at EUR 319,000 in Vergel costs less to buy and less to run than anything in town or on the beach road.

Questions

Can I get the community fee before I view? Yes. Ask us and we will get it from the vendor along with the last IBI receipt. There is no reason to view a property without knowing what it costs to hold.

Does an empty property cost less? Barely. Community fees, IBI, insurance and utility standing charges all run regardless, and the non-resident imputed income tax applies specifically because the property is not let. An empty apartment still costs EUR 2,000 or so a year.

Are fees higher in new build? Often, because new developments carry more facilities. They also start with an empty reserve fund, so early years sometimes carry a levy to build it up. Ask for the projected fee rather than the developer's launch figure.

Is buildings insurance mandatory? Not by law for an owner without a mortgage, though the community will insure the building's common elements and your policy covers your own unit and contents. With a Spanish mortgage the lender will require it.

How does this compare with the Costa Blanca South? Lower there, mostly because prices and community standards are lower.
