Dénia and Calpe sit thirty kilometres apart on the Costa Blanca North and price very differently. Our 21 Dénia listings start at EUR 249,000 with a median of EUR 415,000. Our eight Calpe listings start at EUR 373,730 with a median of EUR 520,000. Same coast, EUR 100,000 apart at the middle.

Calpe: a rock, two beaches and eight apartments
21 homes in Denia from €249,000
See all 21Calpe is built around the Peñón de Ifach, a 332-metre limestone monolith that drops into the sea and splits the town into two bays. It is a natural park, protected since 1987, which means the skyline behind your terrace cannot be developed.
Our eight listings are all new-build apartments. Two bedrooms run EUR 373,730 to EUR 637,000, three bedrooms are EUR 485,345 and EUR 495,000, and the two one-bedroom units sit at EUR 520,000 and EUR 560,891 because of where they are rather than how large they are.
This is a small and expensive selection and we would rather say so than pad it out. If you want resale stock in Calpe, or anything under EUR 370,000 there, we do not currently hold it. The town's resale market starts well below our range, from about EUR 180,000 for older apartments set back from the front.

Dénia: three price levels in one town
Dénia has a working fishing port, a castle over the old town, a UNESCO listing for its food, and the ferry to Ibiza. It also has more variety in our catalogue than Calpe, because it spans three genuinely different addresses.

Below EUR 373,730 the comparison does not exist: Calpe has nothing in our catalogue and Dénia has five options. That is the practical difference for most buyers.
Above EUR 450,000 the two towns converge and the decision becomes about what kind of place you want to be in rather than what you can afford.
Choosing between them
Calpe if the view is the point. Living next to the Peñón is genuinely different from living next to a nice hill, the two beaches are excellent, and the protected status means the outlook is permanent. It is also the more compact town, so more of it is walkable.
Dénia if you want a town with a working life of its own. The port lands fish every afternoon, the Friday market is a real market, and there is enough restaurant depth that the gastronomy listing is not just marketing. It also gives you the option of buying inland and keeping EUR 100,000.
Neither if you need an airport within half an hour or you want year-round bustle. Both towns quieten considerably between November and March, and both are roughly an hour and a quarter to an hour and a half from a runway. Benidorm stays open all winter and Alicante's metro towns sit twenty minutes from a terminal.

Calpe fees sit higher on average because our stock there is all new-build in communities with pools and landscaped grounds. Beachfront and near-beachfront communities also carry higher maintenance because salt air is expensive.
On purchase, both are in the Valencian Community, so add 10 per cent ITP on a resale or 10 per cent IVA plus 1.5 per cent AJD on new build, plus EUR 5,000 to EUR 7,000 in notary, registry, lawyer and gestoria. Questions
Why is Calpe more expensive? Less land, more protection, and our Calpe stock happens to be all new-build while our Dénia stock is mixed. The gap between the two towns' resale markets is narrower than the gap between our catalogues.
Which has better rental demand? Both let well in summer. Calpe has the stronger short-let market because the Peñón and the beaches draw visitors who do not need a car. Dénia town lets year-round to a mix of holiday and longer-stay tenants. Licences are required for tourist letting in both, covered in our guide to holiday rental licences.
Can I walk to a beach in each? In Calpe, from most of the town, yes. In Dénia town, yes to the port-side beaches. From Vergel, no.
Which resells more easily? Dénia town, because it sells to Spanish buyers from Valencia and Madrid as well as to foreigners. Calpe's buyer pool is more heavily international, which makes it more sensitive to currency and to the northern European market.
What if I want a villa rather than an apartment? We hold eight houses in Dénia, from EUR 249,000 in Vergel, and none in Calpe at present. If a villa on the Costa Blanca North is the goal, look also at Moraira and Benissa.
