Sierra Cortina and Cala Finestrat sit four kilometres apart and behave like different towns. We hold 26 listings in one and eight in the other. In Sierra Cortina EUR 375,000 buys 110 m2. In Cala Finestrat the same money buys 83 m2. The extra 27 m2 costs you the ability to walk anywhere.

Sierra Cortina climbs the hill behind Benidorm, arranged around the Villaitana golf courses. The blocks are modern, the communities have pools and gardens, and the views run down over the town to the sea.

It holds 26 of our 37 Benidorm listings, which makes it the practical centre of our Benidorm catalogue.

Entry level. WES-2286 2-bed apartment in Benidorm is a two-bedroom of 88 m2 at EUR 312,900, the cheapest thing in Sierra Cortina. WES-2120B 2-bed apartment in Benidorm is smaller at 68 m2 for EUR 352,900, which shows how much floor and orientation are worth here.

The value band. WES-2488 2-bed apartment in Benidorm gives 110 m2 at EUR 375,000, roughly EUR 3,409 per square metre. WES-2488B 2-bed apartment in Benidorm is 113 m2 at EUR 395,000. These two are the best floor-space value in Benidorm.

Three bedrooms. WES-2221C 3-bed apartment in Benidorm at 97 m2 for EUR 452,900, WES-2488D 3-bed apartment in Benidorm at 145 m2 for EUR 452,000, and WES-2453 3-bed apartment in Benidorm at 98 m2 for EUR 495,000. The 145 m2 at EUR 452,000 is the outlier and is worth seeing before the others.

The large end. WES-2223B 2-bed apartment in Benidorm is a 212 m2 two-bedroom at EUR 550,000 and WES-2452C 2-bed apartment in Benidorm is 128 m2 at EUR 630,000. Both prove the same point: in Sierra Cortina the price follows the view and the specification, not the floor area.

Cala Finestrat: the walkable option

Cala Finestrat is a small sandy cove at the western end, technically in the Finestrat municipality, with low-rise blocks stacked up the sides of a bay. Restaurants sit on the front. You can live here without driving.

Eight listings, and the range is narrower.

WES-1410 1-bed apartment in Benidorm is a one-bedroom of 77 m2 at EUR 275,000, the cheapest thing in our Benidorm catalogue and unusually generous for one bedroom. WES-2405 1-bed apartment in Benidorm is a compact 43 m2 one-bed at EUR 286,200, which is a holiday flat rather than a home.

WES-2405D 3-bed apartment in Benidorm is the only three-bedroom, 89 m2 at EUR 536,750.

Notice the spread on almost identical apartments. WES-2270 2-bed apartment in Benidorm and WES-2270C 2-bed apartment in Benidorm are 83 m2 and 85 m2, and there is EUR 201,000 between them. In a cove this small, the floor and the aspect decide the price.

At EUR 375,000 the choice is stark: 110 m2 on the hill or 83 m2 by the water. At EUR 550,000 it is 212 m2 against 89 m2. The gap widens as the budget rises, because Sierra Cortina keeps offering more metres while Cala Finestrat runs out of land.

Which one suits which buyer

Buy Sierra Cortina if you will keep a car, you want three bedrooms or more, you like golf or at least do not mind living next to it, and you are content that an evening out means driving down and back or taking a taxi.

Buy Cala Finestrat if you want to walk to a beach and a restaurant, you are buying for two people rather than a family, you plan short visits rather than long stays, and you would rather have the sea nearby than a spare room.

Buy neither if the point of Benidorm for you is Levante beach, the old town and the nightlife. Both of these areas are deliberately away from that, and we hold only three listings in Playa Poniente proper, from EUR 507,000.

Running costs differ too

Sierra Cortina communities carry landscaped grounds, multiple pools and often a gym, and the fees reflect that: typically EUR 100 to EUR 200 a month. Cala Finestrat blocks are smaller and simpler, more often EUR 60 to EUR 120.

On a EUR 400,000 purchase, add roughly 11.5 per cent for a new build (10 per cent IVA plus 1.5 per cent AJD) or 10 per cent ITP on a resale, plus EUR 5,000 to EUR 7,000 in notary, registry, lawyer and gestoria. Municipal information for the two areas sits with two different councils, which catches people out: Sierra Cortina straddles the Benidorm and Finestrat boundary and Cala Finestrat is in Finestrat.

Questions

Is Sierra Cortina part of Benidorm? Partly. The development spans the Benidorm and Finestrat municipal boundary, which affects which council issues your IBI bill and your licences. Check on the specific property rather than assuming.

How long does it take to drive from Sierra Cortina to Levante beach? Five to ten minutes outside July and August, longer in high season when the town fills up.

Is Cala Finestrat quiet in winter? Quieter than Levante, and some restaurants close for a few weeks. Enough stays open to live there year-round, and Benidorm proper is a ten-minute drive when you want more.

Which area holds value better? Both track the Benidorm market rather than diverging from it. Cala Finestrat has less supply, which usually supports price, and Sierra Cortina has more new stock coming, which usually caps it.
