Property for Sale in Calpe, Spain

10 listings from local specialists, updated daily

Calpe is built around the Peñón de Ifach, a 332-metre limestone rock that drops straight into the sea and splits the town into two beaches. It is one of the few Costa Blanca towns where the skyline is a protected natural park rather than a planning decision.

We list eight apartments in Calpe, all of them new-build. Two bedrooms run €373,730-€637,000, three bedrooms €485,345-€495,000, and the two one-bedroom units sit at €520,000 and €560,891 because of where they are rather than how big they are.

This is a small, expensive selection and we would rather say so than pad it. If your budget sits below €370,000 and you want the same coastline, look at Benidorm, 25 minutes south, or Dénia, 30 minutes north. Resale apartments in Calpe itself start well under our range, from about €180,000 for older stock away from the front.

  • Can foreigners buy property in Calpe?

Yes. Foreign non-residents buy without restriction. You need NIE, Spanish bank account, and a notary signing - we handle the setup before you arrive.

  • What mortgage terms do non-residents get?

Spanish banks lend non-residents up to 60-70% of appraised value at fixed rates between 3.5% and 5% in 2026. EU passport holders get better terms than non-EU buyers.

  • What about rental income?

Tourist-licence apartments on the seafront generate 6-9% gross yield with active management. Long-term yields average 4-6%. Many buyers split occupancy: personal use in winter, short-let in summer.

Valencia region: 10% ITP on resale, 10% IVA + 1.5% AJD on new-build. Notary, registry, and legal fees add 1-1.5% on top.

  • Is Calpe too touristy?

Peak season (July-August) is busy. The rest of the year stays relatively calm, with a large semi-resident European retiree population. The hillside villa zones never feel crowded.
