How Costa Blanca asking prices per m² moved between Q2 2024 and Q2 2026: town-by-town growth table (13.2% weighted average, +16.1% Torrevieja, +10.8% Calpe), what drove the appreciation, which price tiers grew fastest, and where the gap opened widest.

Costa Blanca asking prices per m² rose across every price tier between Q1 2024 and Q2 2026. Nothing new about that – the question buyers ask is which specific towns and property types actually delivered the fastest appreciation, and where the gap between 2024 and 2026 is now uncomfortable. This piece answers with numbers, using Idealista's monthly asking-price index for the Costa Blanca postcodes plus INE's registered-deed transaction data.

Weighted average Costa Blanca m² price for 2-bedroom apartments: 2,570 (Q2 2024) → 2,910 (Q2 2026) = +13.2% over two years, or 6.4% compound annualised.

What drove the appreciation

Foreign-buyer inflows. UK buyer transactions on the Costa Blanca ran +28% YoY in Q1 2026 vs Q1 2025. German +14%, Belgian +11%, Dutch +9%. Foreign buyers now account for 41% of Costa Blanca resale volume, the highest share since 2007.

New-build supply constrained. Alicante province new-build permit issuance grew +4% YoY in Q1 2026 but transaction demand grew +16.4%. The gap forced marginal buyers into resale, tightening every apartment supply band.

Long-term-rental yield compression pushed capital-focused investors elsewhere. LTR yields on the Costa Blanca dropped from 6.2% average in 2024 to 5.4% in 2026 as prices moved faster than rents. Capital-appreciation-first investors accepted the yield compression because appreciation kept covering it.

Mortgage rate compression. Fixed 30-year non-resident mortgage rates dropped from 4.5% in 2024 to 3.4% in mid-2026. Every 100 basis points of rate compression shifts about 8% of buyers into a higher price band.

Where the gap opened widest

Sub-€250k stock in Torrevieja, San Pedro del Pinatar, Orihuela Costa and Los Alcazares carried the fastest per-m² growth (+14-16% two years). This is the entry-buyer band that absorbed the largest share of the UK and Nordic first-time-buyer inflows.

Premium coastal Moraira, Calpe and Denia grew slower per-m² (+10-11.5%) but on a larger base, so absolute price gains in euros are larger. A €400,000 Calpe apartment in Q2 2024 sits at roughly €443,000 in Q2 2026; a €175,000 Torrevieja apartment at €203,000.

Is Q3 2026 the top?

Bank of Spain's Q2 2026 financial-stability report notes housing-market growth cooling but not reversing. The five macro drivers that fueled 2024-2026 appreciation are:

  • Foreign-buyer inflows: still strong (Q1 2026 +21.4% YoY in Costa Blanca)
  • New-build supply: still constrained (permit issuance lags demand)
  • Mortgage rate compression: bottoming out; fixed rates unlikely to drop further
  • LTR yield compression: near floor; further compression unlikely
  • Wage growth in main source markets: moderating in the UK and Germany

Balance: growth continues in H2 2026 at a slower pace (roughly +4-6% YoY compound instead of +6-8%). Coastal Marina Alta and Calpe area more likely to be plateau-tier; Costa Cálida and southern Costa Blanca still in the growth band.

For buyers deciding whether to enter now or wait: rate compression benefit is largely priced in; further waiting doesn't help you affordability-wise, and inventory continues to tighten.
