Ten of our Benidorm listings sit at or under EUR 400,000, and eight have two bedrooms. The same EUR 375,000 buys 83 m2 by the cove at Cala Finestrat or 110 m2 up in Sierra Cortina. Reference by reference, with the per square metre column that makes the choice obvious.

Ten properties in our Benidorm catalogue sit at or under EUR 400,000, and eight of them have two bedrooms. The spread in what you get for that money is wide: 63 m2 in a small cove at Cala Finestrat, or 113 m2 up in Sierra Cortina with a golf course outside. Same budget, different lives.

Benidorm is not the cheap town people expect

Benidorm has a reputation for being inexpensive, and for the older stock behind Levante it genuinely is. That is not the market we work in. Our 37 Benidorm listings are new-build and near-new, and they start at EUR 275,000.

So the honest framing of a EUR 400,000 budget here: it is a mid-market number, not a stretch and not a bargain. The median two-bedroom we hold in Benidorm costs EUR 415,000, which puts EUR 400,000 fractionally below the middle.

Sierra Cortina sits on the hill behind the town, laid out around a golf course, and holds 26 of our 37 Benidorm listings. It is where the space is.

WES-2488B 2-bed apartment in Benidorm is the headline at this budget: a two-bedroom, two-bathroom apartment of 113 m2 at EUR 395,000. That is roughly EUR 3,496 per square metre in a town where our median sits nearer EUR 4,500. WES-2488 2-bed apartment in Benidorm is its smaller sibling, 110 m2 at EUR 375,000.

Below those, WES-2286 2-bed apartment in Benidorm opens the Sierra Cortina market at EUR 312,900 for 88 m2, and WES-2286B 2-bed apartment in Benidorm is the same footprint at EUR 372,900. WES-2120B 2-bed apartment in Benidorm is more compact, 68 m2 at EUR 352,900, which tells you that the view and the floor matter as much as the size up here.

The trade is mobility. Sierra Cortina is a hillside development. You drive to the supermarket, you drive to the beach, and if you are the kind of buyer who pictured walking to a bar in flip-flops, this is the wrong hill.

Cala Finestrat: smaller, walkable, on a cove

Cala Finestrat sits at the Poniente end, around a small sandy cove rather than the five-kilometre strip. Eight of our listings are here and they run EUR 275,000 to EUR 550,000.

At this budget: WES-2405B 2-bed apartment in Benidorm is a two-bedroom of 63 m2 at EUR 340,000, WES-2270 2-bed apartment in Benidorm is 83 m2 at EUR 349,000, and WES-2270B 2-bed apartment in Benidorm is the same 83 m2 layout at EUR 375,000. If one bedroom is enough, WES-1410 1-bed apartment in Benidorm gives you 77 m2 at EUR 275,000, which is the most generous one-bed footprint we hold in the town.

You get fewer square metres per euro than in Sierra Cortina. You get to leave the car parked.

Read the right-hand column and the pattern is clear. The same EUR 375,000 buys 83 m2 by the cove or 110 m2 on the hill. Neither is wrong. They answer different questions.

Twenty minutes inland, the same money buys a house

If EUR 400,000 feels tight for what you want, La Nucia and Polop sit ten to twenty minutes up the valley and change the arithmetic.

WES-2359B 2-bed apartment in La Nucia is a two-bedroom apartment of 87 m2 in La Nucia at EUR 349,388, and WES-2359 2-bed apartment in La Nucia gives 104 m2 at EUR 368,125. Push a little past the budget and WES-2080 4-bed house in La Nucia is a four-bedroom house of 169 m2 at EUR 465,000, which is roughly EUR 2,751 per square metre. Nothing in Benidorm town comes close to that number.

What it costs to own once you have signed

New-build and resale are taxed differently in the Valencian Community, and at this price the gap is real money.

Annually, a Sierra Cortina apartment in a community with pools and landscaped grounds typically carries EUR 100 to EUR 200 a month in fees. That is higher than a plain block in the town centre, and it is what pays for the gardens you bought the view of. IBI on a EUR 400,000 Benidorm apartment usually lands between EUR 400 and EUR 800 a year.

Questions at this budget

Is Sierra Cortina too far from the town? It is roughly five to ten minutes by car to Levante beach and about the same to the Finestrat retail park. There is a bus, but it is not frequent enough to plan a life around. If you will not own a car, buy in Cala Finestrat or the town.

Does Benidorm actually stay open in winter? Yes, and it is the main practical reason people choose it over prettier towns nearby. The hotels keep running on the Imserso programme, so restaurants, buses and shops operate in January in a way that Moraira and Calpe do not.

Can I let a Benidorm apartment to tourists? Only with a registered tourist licence, and the Valencian Community tightened the rules through 2024 and 2025. Never assume a licence transfers with the property. Our guide to holiday rental licences covers where they are still obtainable.

Why is a 63 m2 flat priced above an 88 m2 one? Floor level, orientation, terrace and how new the building is. In Benidorm the vertical difference between floor four and floor sixteen is worth more than twenty square metres.
