Buying property in Spain with a Russian passport
Russian citizens can still legally buy Spanish property in 2026, unless personally named on an EU, UK or US sanctions list. No Spanish notary has a general instruction to refuse a Russian passport. They have a specific instruction to refuse anyone on a restrictive-measures list, which is a different thing.
The friction is not the purchase, it is the money and the paperwork around it. Every transaction over €100,000 with a Russian-passport buyer now attracts a written source-of-funds file at the notary and again at the receiving Spanish bank: three years of tax returns, six months of statements, one origin document and a written declaration. Deals do not fail on the law. They stall when that file is assembled late.

Yes, unless personally named on the EU consolidated list, the US OFAC SDN list or the UK OFSI list. Notaries screen the buyer, the seller and any beneficial owner behind the transaction. If none of them appears, the deed proceeds normally. A Russian passport on its own is not a bar.
What paperwork does the notary ask a Russian buyer for?
Above €100,000, a written source-of-funds file. The standard set is the last three tax returns, six months of bank statements, one document showing where the money came from such as a property sale deed or company distribution, and a signed declaration. Prepare it before the offer, not after.
How does the money actually reach Spain?

What happens if a family member is sanctioned?
It complicates the beneficial-ownership check rather than blocking you automatically. The notary looks at who really stands behind the money, so a listed spouse or parent in the funding chain will stop the deed. A listed relative with no connection to the funds usually does not.
Does buying property give a Russian citizen residency?
No. Spain closed the Golden Visa on 3 April 2025, so property purchase is no longer a residency route for anyone. What remains are the non-lucrative visa, the digital nomad visa and employment-based routes, none of which requires you to buy anything.
Can I buy without travelling to Spain?
Yes, through a power of attorney granted at a Spanish consulate or before a local notary with an apostille. We do this regularly. You still need an NIE, which can also be obtained through the consulate or by the same power of attorney.
