Los Balcones holds 23 of our 117 Torrevieja listings, from EUR 259,000 to EUR 409,000. Two of them run to 179 m2 and 218 m2, sizes that exist nowhere else in our Torrevieja stock. Every reference, priced per square metre, and how the area compares to La Mata and the centre.

Los Balcones holds 23 of our 117 Torrevieja listings, the largest single concentration we have in the town. Prices run EUR 259,000 to EUR 409,000, and two apartments there give you 179 m2 and 218 m2, sizes that do not exist anywhere else in our Torrevieja catalogue at any price.

Where Los Balcones sits and what that costs you

Los Balcones is a residential area west of Torrevieja centre, inland of the N-332, laid out in low blocks and townhouse rows around the Laguna Rosa side of town. It is roughly ten minutes by car to the seafront, and about the same to the Habaneras shopping centre and the hospital.

That inland position is the entire pricing logic. You are not paying for a sea view, so the money goes into floor space instead.

The two outliers worth a trip

Most of Los Balcones is 63 to 97 m2. Two listings break that pattern completely.

WES-2412F 3-bed apartment in Torrevieja is a three-bedroom of 218 m2 at EUR 409,000. That is roughly EUR 1,876 per square metre, the lowest figure in our entire Torrevieja area catalogue, against a town median nearer EUR 4,200.

WES-2412C 2-bed apartment in Torrevieja is a two-bedroom of 179 m2 at EUR 399,000, or about EUR 2,229 per square metre.

Numbers like that always come with a reason, and the reason here is the address. Apartments of 200 m2 do not sell quickly in an area where the typical buyer wants 70 m2 and a pool. If you want space and you are not buying for the sea view, these two are the strongest floor-space value we hold in Torrevieja.

Two bedrooms, the main market

Fourteen of the 23 are two-bed apartments, clustered tightly between EUR 259,000 and EUR 340,000. At that density the differences are small and specific.

WES-2412 2-bed apartment in Torrevieja is the cheapest way in and also the best per-metre figure of the standard two-beds. WES-2396 2-bed apartment in Torrevieja and WES-2396B 2-bed apartment in Torrevieja trade a second bathroom for a lower price, which matters more than people expect if you plan to have guests or let the place out.

Three bedrooms, and the one house

Six three-bedroom apartments sit between EUR 310,000 and EUR 386,000, which is a narrow band for that much choice.

WES-1745C 3-bed apartment in Torrevieja opens at EUR 310,000 for 71 m2. WES-1374 3-bed apartment in Torrevieja gives 82 m2 at EUR 330,000 and WES-1745D 3-bed apartment in Torrevieja is 71 m2 at the same price. Further up, WES-2412D 3-bed apartment in Torrevieja is 95 m2 at EUR 340,000, WES-2412E 3-bed apartment in Torrevieja is 85 m2 at EUR 349,000, and WES-2396E 3-bed apartment in Torrevieja and WES-2396F 3-bed apartment in Torrevieja reach 92 m2 and 97 m2 at EUR 371,000 and EUR 386,000.

The pattern is worth noticing: EUR 340,000 buys 95 m2 while EUR 386,000 buys 97 m2. Two extra square metres for EUR 46,000 means you are paying for something other than size, usually the block, the floor or the community.

There is one house, WES-18053-rev 2-bed house in Torrevieja, 102 m2 with two bedrooms at EUR 339,900. Houses are scarce in Los Balcones and this is currently the only one we hold there.

If you want the cheapest possible entry into Torrevieja, the centre wins: WG-14 apartment in Torrevieja at EUR 155,000 and WES-2353B 1-bed apartment in Torrevieja at EUR 167,500 are both well below anything in Los Balcones. If you want to walk to sand, La Mata and Aguas Nuevas are the answer and they cost roughly double.

Los Balcones is what you buy when you have a car, you want a second and third bedroom, and you would rather have the terrace than the view.

Questions about Los Balcones

Do I need a car? Effectively yes. There are local shops and bars, but the beach, the hospital and the main shopping are all a drive. Bus services exist and are not frequent enough to be your only plan.

Is it a British area? It is mixed, with a long-established British and Northern European population alongside Spanish residents. Torrevieja as a whole has one of the largest international communities on the coast, and Los Balcones reflects that rather than concentrating it.

How does it rent? Long term to residents it works well, because the size and the parking suit people actually living there. Short-term holiday letting is weaker than beachfront Torrevieja, since holiday renters pay for walking distance to sand. Are the big apartments hard to resell? They take longer than a 70 m2 two-bed, because the buyer pool is smaller. That is exactly why the per-metre price is what it is. If you plan to sell within three years, buy the mainstream size.

What is the difference between Los Balcones and Los Altos? Los Altos sits in the Orihuela Costa municipality south of Torrevieja, nearer the sea, and is a separate market with its own price level. We hold five listings there, from EUR 260,000.
