Above EUR 380,000 Santa Pola runs out and Gran Alacant continues.
What each one actually feels like
Gran Alacant is car-based. The beach is below the cliff and you either drive round or take the steps. The bars and shops are grouped in commercial centres rather than along a street. It is well kept, quiet, mostly foreign, and if you want a house with a garden twenty minutes from an airport it is very hard to beat on price.
Santa Pola is a Spanish town that happens to have foreigners in it. You walk to the fish market, the ferry and three beaches. Parking in August is a sport. It is livelier, more local, and the property is smaller because it is an old town centre rather than a modern development.
Neither is a compromise on the other. They are answers to different questions.
Costs
On a EUR 300,000 purchase in the Valencian Community, add roughly 12 to 13 per cent: EUR 30,000 ITP on a resale, or 10 per cent IVA plus 1.5 per cent AJD on new build, plus EUR 4,500 to EUR 6,500 in notary, registry, lawyer and gestoria fees. See our guide to the total cost of buying property in Spain.
Annually, a Gran Alacant house on an urbanisation typically carries EUR 40 to EUR 100 a month in community fees. A Santa Pola apartment with a pool runs similar. IBI on EUR 300,000 lands roughly EUR 300 to EUR 600. Non-residents file annually whether or not they let the property, covered in annual property taxes.
Local rates and municipal detail are published by the Ajuntament de Santa Pola, which also administers Gran Alacant.
Questions
Is Gran Alacant in Santa Pola or Alicante? Administratively it is part of the Santa Pola municipality, despite sitting closer to the Alicante boundary and carrying an Alicante-sounding name. Your IBI bill comes from Santa Pola.
How far is the airport from each? Both are roughly fifteen to twenty minutes. Gran Alacant is marginally closer.
Which rents better to holidaymakers? Santa Pola, because holiday renters pay for walking distance to a beach and a town. Gran Alacant houses rent well in high summer to families with a hire car. Both need a tourist licence, covered in our guide to holiday rental licences.
Is the Gran Alacant beach hard to reach? Carabassí is at the bottom of the cliff. There is a road and there are steps, and most residents drive and park. It is a genuinely good beach, backed by protected dunes, and it is not a two-minute stroll.
What if I want to be inside Alicante city? We hold nothing there. City apartments in the older barrios trade from around EUR 90,000 and a city-focused agency will serve you better. Our stock is the ring around it, described on the Alicante page.
