Benidorm New Build 2026: What the Premium Actually Buys

All 37 of our Benidorm listings are new-build or near-new, and that is a deliberate choice rather than an accident of supply. It also means our entry price is EUR 275,000 while the town's resale market starts near EUR 80,000. That EUR 195,000 gap buys two things that matter and several that do not.
What new-build means in the Valencian Community
Two things change the moment a property is classed as new: the tax and the guarantees.

The 10-year structural guarantee comes from the Ley de Ordenación de la Edificación and is backed by insurance the developer is obliged to hold. It is the single most valuable thing about buying new, and it is worth more than any fitted kitchen.
The extra EUR 6,000 in tax on a EUR 400,000 purchase is the price of it. Most buyers consider that reasonable. Some do not, and they have a case, which is the next section.
Where new build does not pay

See all 36If you are buying to let short term. Holiday renters do not pay a premium for a 2024 build over a well-presented 2005 one. They pay for location, terrace and how close the sand is. A EUR 200,000 refurbished apartment near Levante beach will out-yield a EUR 400,000 new-build on the hill, every season.
If you want the town rather than the development. Benidorm's new-build supply sits mostly in Sierra Cortina, Cala Finestrat and Finestrat. The old town, the Levante back streets and the Poniente front are almost entirely resale. If walking distance to the town centre is the point, new build cannot give it to you at any price.
If your budget is under EUR 275,000. That is our floor, and there is nothing dishonest about saying it. The resale market runs from around EUR 80,000 for a small old-town flat, and if that is your range, a resale-focused local agency will serve you better than we will.
What EUR 275,000 to EUR 400,000 buys new here
Ten listings sit in this band. WES-1410 1-bed apartment in Benidorm is a one-bedroom of 77 m2 at EUR 275,000 in Cala Finestrat, which is a generous footprint for one bedroom. WES-2286 2-bed apartment in Benidorm opens Sierra Cortina at EUR 312,900 for 88 m2.
The two worth seeing first are WES-2488 2-bed apartment in Benidorm at 110 m2 for EUR 375,000 and WES-2488B 2-bed apartment in Benidorm at 113 m2 for EUR 395,000. Both are roughly EUR 3,400 to EUR 3,500 per square metre in a town where our median sits near EUR 4,500.

What the specification usually includes
New Spanish apartments in this bracket come further finished than buyers from northern Europe expect.
Standard in almost all of them: fitted kitchen with appliances, air conditioning ducted or split, fitted wardrobes, a covered terrace, communal pool, underground parking space and a storage room. Bathrooms come tiled and fitted.
Usually not included, and worth asking about explicitly: furniture, white goods beyond the kitchen, blinds or curtains, garden landscaping on a ground-floor unit, and the second parking space if you need one.
Ask for the memoria de calidades, the written specification. It is a legal document, it lists brands and materials, and it is what you hold the developer to. A verbal promise about a kitchen worktop is worth nothing at handover.
Off-plan against completed
Some new build is finished and some is not, and they are different transactions.
Completed. You view the actual property, you sign, you get keys. Simple, and the price reflects that certainty.
Off-plan. You pay staged deposits against a build schedule. The law requires the developer to hold your deposits in a guaranteed account with a bank guarantee or insurance policy, and to return them with interest if the property is not delivered. Never pay a stage payment without written confirmation of that guarantee. This is the single most important protection in an off-plan purchase and it is the one most often skipped by buyers dealing directly with a developer.
Off-plan usually prices below completed stock in the same development, and completion dates slip more often than they hold. Build a year of tolerance into your plans.
The costs after handover
New builds are not cheaper to run. Sierra Cortina style communities carry EUR 100 to EUR 200 a month in fees because the gardens, pools and sometimes a gym all need paying for. A plain older block runs EUR 40 to EUR 70.
There is also a first-year quirk: the community reserve fund starts at zero, and early years sometimes see a levy to build it up. Ask what the projected fee is, not what the developer is charging during the sales phase.

Questions
Is the 10-year guarantee transferable if I sell? Yes. It attaches to the building, not to the first buyer, so a five-year-old property still carries five years of structural cover. That is a genuine selling point on resale.
Do I pay IVA or ITP on a property that was built two years ago and never occupied? The first transfer of a new building carries IVA. A second transfer, even of a property nobody lived in, is a resale and carries ITP. Ask specifically whether the seller is the developer or a private owner.
Can I negotiate on new build? Less than on resale, and usually in kind rather than in price. Developers protect the headline figure because it sets the value of the remaining units, and will more often add a parking space, an upgrade or furniture.
Is A-rated energy performance worth anything in a climate like this? Yes, mostly for cooling. Insulation and modern glazing cut summer air-conditioning bills meaningfully, and the difference over ten years is real money. It also matters more each year for resale as buyers start reading the certificate.
Where else should I look for new build nearby? La Nucia and Polop both have new houses at prices Benidorm apartments cannot match. WES-2080 4-bed house in La Nucia is a four-bedroom of 169 m2 in La Nucia at EUR 465,000.
