Property for Sale in Villajoyosa, Spain

Villajoyosa, La Vila Joiosa in Valencian, is the town with the painted houses: a row of fishermen's homes on the seafront in reds, blues and ochres, done originally so crews could pick out their own house from the water. It is a working fishing port and the home of Valor chocolate, half an hour north of Alicante and ten minutes south of Benidorm.
It is the most expensive town in this group by some distance: roughly €4,500 per square metre, with stock from about €254,000 to €650,000 and the middle near €420,000. Almost all apartments, eighteen of nineteen, and small ones, 47 to 127 m² with the middle around 83 m².
You are paying a Costa Blanca North premium for a genuine Spanish town rather than a resort, ten minutes from the biggest resort of all.

Frequently asked questions
What does property in Villajoyosa cost?
From about €254,000 to €650,000, with the middle near €420,000 and roughly €4,500 per square metre. That is the highest metre rate of any town in this group, and reflects Costa Blanca North pricing plus a genuine seafront old town rather than a purpose-built resort.
Why are the houses in Villajoyosa painted?
The seafront row was painted in bright colours so fishermen returning could identify their own home from out at sea. The tradition stuck and the painted facades are now the town's best-known image, protected and maintained as part of the historic centre.
How close is Villajoyosa to Benidorm?
About ten minutes by car, or a short ride on the TRAM light rail that runs along the coast. That proximity is the practical case for the town: Benidorm's shopping, hospitals and nightlife are on hand while you live somewhere that stays Spanish year-round.
Is Villajoyosa a resort town?
No. It is a working town with a fishing fleet, a chocolate industry and a permanent Spanish-speaking population, with tourism attached rather than driving it. Buyers who want English spoken by default in the shops are generally happier in Benidorm or on the Orihuela Costa.
How big are the homes in Villajoyosa?
Small by this coast's standards: 47 to 127 m², with the middle around 83 m². The old town is dense and vertical, so what is available tends to be compact apartments rather than the larger units common in the purpose-built developments further south.
Is there a beach in Villajoyosa?
Yes, a sand and shingle town beach running directly below the painted houses, plus quieter coves to the north and south of the centre. It is a real working seafront with a port rather than a resort strip, so it is busier with locals than with tour groups.
