Los Alcázares sits on the western shore of the Mar Menor, the shallow saltwater lagoon that separates the Murcian coast from the Mediterranean. The water is warm, calm and rarely deeper than seven metres, which is why the town fills with families and older buyers rather than surfers, and why the sailing and windsurfing schools here run all year.
Our Los Alcázares stock is the largest we hold anywhere on the Costa Cálida. It runs from around €265,000 to just under €670,000, with the middle of the range near €399,000 and about €4,100 per square metre. Two thirds are three-bedroom, and the split between apartments and houses is roughly two to one. Sizes run from 67 m² up to 252 m².
What we do not hold here is anything cheap. If your ceiling is under €250,000, San Pedro del Pinatar along the same lagoon is the honest place to look instead.

Región de Murcia International Airport at Corvera is the closest, roughly a 25 to 30 minute drive. Alicante-Elche is about an hour up the AP-7. Having two airports inside an hour is one of the practical reasons Northern European buyers pick the Mar Menor over towns further south.
Apartment or house in Los Alcázares?
Roughly two thirds of what we hold here are apartments, typically 90 to 100 m², and the rest are houses running larger, up to 252 m². Apartments cluster nearer the water and the promenade; houses sit in the residential developments set back from it, usually with a private or shared pool.
