No NIE, delays with documents

We obtain NIE end-to-end: file paperwork, book appointments, prepare forms, and accompany you on-site or remotely.

Banks refuse to open an account

Hidden debts after purchase

Frequent questions from buyers

Can I buy remotely?+

Yes. With a power of attorney we handle everything: selection, checks, NIE, bank account, notary, registration, utilities. You can fly in only to pick up the keys.

How long does it take?+

Typically 2–6 weeks. Faster if documents are ready. Remote deals are organized as quickly as possible.

What taxes apply?+

In Valencia: ITP 10% (resale). New build – 10% VAT + AJD 1–1.5%. We calculate all costs upfront.

Can I pay in RUB?+

Yes, safe conversion scenarios are possible. We'll agree the option and paperwork.

How to choose a district?+

We consult on areas: safety, transport, infrastructure, rental demand, schools, beaches, parks. Tailored to your goals.

Do you help open a bank account?+

Yes. We prepare docs, attend the bank, and provide an interpreter. We minimize the risk of refusal.

Who pays notary and registration?+

Usually the buyer, but terms can be negotiated. We explain details before signing.

Do you check for debts?+

Absolutely. We won't let you buy a property with utility debts, illegal alterations, or encumbrances.

What happens after purchase?+

We transfer electricity, water, internet, handle taxes and insurance. If needed – furniture, contractors, or a property manager.

What if I change my mind?+

If work has started (NIE, account, search, checks), we invoice for completed services. This is clarified upfront.
