Santa Pola and Gran Alacant 2026: Salt Flats, Family Beaches and Two Very Different Markets
Wesna GroupGran Alacant asks more per property than Santa Pola town and less per square metre: EUR 2,521 against EUR 3,333 in our current stock. One is houses, the other is two-bed flats. Which of the two suits you has almost nothing to do with the beach and everything to do with what you are buying.
Santa Pola holds 38,556 people, a working fishing fleet and 2,470 hectares of protected salt flats. Five kilometres north, Gran Alacant is a purpose-built urbanisation of low-rise townhouses that accounts for about a third of the district. They share a town hall and almost nothing else. Our stock prices them at EUR 3,333 and EUR 2,521 per square metre.
Where this is, and who ends up here
Santa Pola sits on the headland between Alicante and Guardamar, twenty minutes down the coast from the airport. The town is genuinely a town: a fishing port that still lands fish, a castle in the middle, a market, and streets that stay open in November. That last point separates it from most of the Costa Blanca South.
Gran Alacant is a different proposition built on the Carabassi headland five kilometres north. It went up from the 1990s onward as gated streets of two and three bedroom townhouses with communal pools, aimed squarely at northern European buyers. It has supermarkets, a commercial centre and very little else, and it is about fifteen minutes from Alicante-Elche airport.
Who buys in the town
Buyers who want a year-round Spanish town rather than a resort, and who are content with an apartment. Our Santa Pola stock is three quarters flats, median 79 m2, and two thirds of those are two bedroom.
Who buys on the urbanisation
Buyers who want a house with a terrace, a communal pool and a short airport run, and who accept that the nearest real town is a drive away. Every one of our thirteen Gran Alacant listings is a house.
Prices in 2026, and why the two look backwards
Gran Alacant costs more per property and less per square metre than Santa Pola town. That reads like an error until you look at what is being sold. The urbanisation sells 121 m2 houses; the town sells 79 m2 flats. Bigger units are always cheaper per metre, and the gap here is 24 per cent.
| Santa Pola town | Gran Alacant | |
|---|---|---|
| Listings in our stock | 20 | 13 |
| What is on the market | 15 apartments, 5 houses | 13 houses, no flats |
| Entry price | EUR 145,000 | EUR 289,000 |
| Median asking price | EUR 259,000 | EUR 350,000 |
| Top of the range | EUR 570,000 | EUR 570,000 |
| Median size | 79 m2 flats, 105 m2 houses | 121 m2 |
| Median EUR per m2 | 3,333 | 2,521 |
| Typical bedrooms | 2 | 2, with some 3 and 4 |
Against the neighbours, both look reasonable. Torrevieja runs at EUR 3,578 per m2 across 216 of our listings and Guardamar at EUR 3,671 across 35, so Santa Pola town is under both. Gran Alacant is nearer Alicante city, at EUR 2,180, than it is to the coastal resorts.
What the entry price actually buys
At EUR 145,000 you are looking at a one bedroom house of about 50 m2 in the town. At EUR 170,000 to EUR 175,000 the two bedroom flats start, around 65 m2. Nothing in Gran Alacant begins under EUR 289,000, and at that price you get a two bedroom townhouse of 121 m2.
Where the ceiling is
Both cap out at EUR 570,000 in our current stock, which tells you this is not a luxury market. If you want a detached villa with a private plot and a pool, the money goes further in Polop or on the northern Costa Blanca than it does here.
The areas, one by one
Santa Pola town and the port
The old core around the castle and the port. Apartments, mostly from the 1970s to the 1990s, many with no lift and none with a garage. The advantage is that everything is walkable and the town has a life of its own out of season. The disadvantage is parking, and August.
Playa Lisa and Gran Playa
The long sandy stretches on the Alicante side. Blocks from the 1980s, balconies facing the water, and a promenade. This is where most of the two bedroom rental stock sits, and where the summer market is.
Varadero and the Cabo
South of the port, toward the headland. Rockier, quieter, a mix of older villas and apartment blocks. The lighthouse and the Cabo viewpoint are up here, and so are the best sunsets over the salinas.
Gran Alacant
Gated streets of townhouses, each cluster with its own pool and its own comunidad. Sea views from the higher rows, the Clot de Galvany nature reserve on one side and the dunes of Carabassi below. It is quiet, it is well kept, and in February it is very quiet indeed.
Arenales del Sol
Strictly speaking this belongs to Elche, not Santa Pola, but it runs straight on from Gran Alacant and buyers look at both together. Beachfront blocks, a wide sandy beach, and a shorter drive to the airport than anywhere else on the coast.
Life here: salt, birds and an island
The salt flats are the reason this stretch looks different from everywhere else on the Costa Blanca. Las Salinas de Santa Pola natural park covers 2,470 hectares, carries Ramsar status and is a Special Protection Area for birds. Flamingos feed in the shallow pans a few hundred metres from the main road, and the salt is still worked commercially.
The beaches
Gran Playa and Playa Lisa on the north side are wide, shallow and sandy, which is why families pick them. Varadero and the coves south of the port are rockier and better for snorkelling. Our round-up of the best Costa Blanca beaches for families puts them in context against the rest of the coast.
Tabarca
The ferry from Santa Pola port is the main way onto Tabarca, the smallest permanently inhabited island in Spain with about fifty residents. It is a marine reserve, it takes under an hour, and it is the day out every visitor ends up doing once.
The airport
Alicante-Elche is the practical argument for Gran Alacant. Fifteen minutes door to gate from most of the urbanisation, which matters if you are flying in for long weekends rather than moving here. Santa Pola town adds another ten.
Out of season
Be honest with yourself about this. Santa Pola town works in winter because it is a town with residents, a market and a fishing fleet. Gran Alacant in January is mostly closed shutters. Neither is a problem if you know which one you are buying.
What it costs to own
The purchase costs are the standard Spanish ones and do not vary by town. They are set out in full in our breakdown of the total cost of buying property in Spain, and the annual side starts with IBI.
Two local points are worth flagging.
First, the comunidad. A Gran Alacant townhouse comes with a share of a communal pool whether you swim or not, and our figures on communal against private pools explain what that line covers. A Santa Pola flat in an older block without a pool or a lift has a much lower fee and much less to maintain.
Second, heating. Neither has it, in the sense a northern European means. Almost everything here relies on reversible air conditioning, and our guide to heating a Spanish home puts the winter bill at roughly EUR 115 for a flat of this size. Twelve of our twenty Santa Pola listings carry an energy certificate, which is where you check what is actually installed.
If you are buying to let, the two markets behave differently: the town rents year round to residents, the urbanisation rents to summer visitors. Our long-term rental yields figures assume the former.
What to look at on a viewing here
Two things about this stretch of coast cost money later and are invisible on a listing photograph.
Salt
You are buying between an open sea and 2,470 hectares of salt pans, and salt eats metal. On a viewing, put your hand on the balcony railings and look at the fixings rather than the paint. Check the outdoor unit of the air conditioning, the garage door runners, the window furniture and the letterbox. Galvanised and powder-coated steel lasts here; untreated steel does not, and a full railing replacement on a sea-facing terrace is a four figure job.
It applies to the inside of the building too. Ask the administrator when the block last did its facade, because rendering on the seafront rows comes round faster than it does two streets back.
No lift, and what that means at resale
Most of the older stock in the town centre and along Playa Lisa was built before lifts were standard. A third floor walk-up is cheaper to buy for a reason, and it narrows your buyer pool sharply when you come to sell, because the retired northern European buyer this coast runs on will not take the stairs. If the price looks unusually good for the location, count the floors before you get excited.
The comunidad on the urbanisation
Gran Alacant is sold cluster by cluster, and each cluster runs its own community with its own pool, its own gardens and its own reserve fund. Two townhouses on opposite sides of the same street can carry very different annual fees and very different states of repair. Ask for the last approved budget and the last three sets of minutes for the specific community, not for the urbanisation in general.
How the two markets behave
Liquidity is the part most buyers do not price in, and here the two halves behave differently enough to matter.
The town sells to Spain as well
Santa Pola has a resident population near 38,500 and a working economy that is not tourism, which means a two bedroom flat has a domestic buyer as well as a foreign one. That widens the exit. It also means prices move with Spanish wages and mortgage rates rather than purely with the northern European holiday cycle.
The urbanisation sells to a narrower list
Gran Alacant was built for an international buyer and it resells to one. That is fine while that buyer is around, and it is the reason the stock is uniform: thirteen listings, all houses, almost all two or three bedrooms, almost all around 121 m2. Uniformity cuts both ways. It is easy to compare and easy to value, and it means your property competes directly with a dozen near-identical neighbours whenever you sell.
What the numbers say about supply
Thirty-three active listings across both, against 216 in Torrevieja, is a thin market. Thin works in your favour as a seller and against you as a buyer: there is often nothing at all in a given size and budget, and then two appear at once. If you are set on this specific stretch, be ready to move when something fits rather than waiting for a choice of five.
FAQ
Is Gran Alacant part of Santa Pola?
Yes. It is administratively part of the Santa Pola municipality, five kilometres north of the town, and it accounts for roughly a third of the district's population. You pay your IBI to the same ayuntamiento.
Which is cheaper, Santa Pola or Gran Alacant?
Per property, Santa Pola: our entry price there is EUR 145,000 against EUR 289,000. Per square metre, Gran Alacant: EUR 2,521 against EUR 3,333. The urbanisation sells bigger units, so it wins on the metre and loses on the ticket.
Is Santa Pola good for living all year?
Better than most of the Costa Blanca South. It has a resident population near 38,500, a working port, a weekly market and shops that stay open through the winter. Gran Alacant is the opposite: comfortable in summer, very quiet from November.
How far is Santa Pola from Alicante airport?
About fifteen minutes by car from Gran Alacant and about twenty-five from the town itself. It is one of the shortest airport runs on the Costa Blanca, which is a large part of why the urbanisation sells.
Are the salt flats a problem to live near?
No, and they are the reason the area has not been built out. The park is protected, which caps development on that side permanently. Mosquitoes are a summer nuisance near the pans rather than a reason not to buy.
What sort of property should I expect to find?
In the town, two bedroom apartments of 65 to 80 m2, built between the 1970s and the 1990s. On the urbanisation, two and three bedroom townhouses of about 121 m2 with a communal pool. Detached villas with private plots are scarce in both.
Does the sea air really damage a property here?
It damages metal, not the building. Railings, air-conditioning units, door runners and window fittings on the sea-facing side corrode faster than they would two streets inland. Galvanised or powder-coated fittings handle it. Budget for replacing anything untreated and check the facade maintenance history of the block.
How many properties are usually for sale in Santa Pola?
Not many. We hold twenty in the town and thirteen in Gran Alacant at the time of writing, against 216 in Torrevieja. It is a thin market, so the right property tends to appear and sell rather than sit.
