Property Near Alicante Airport 2026: Five Towns Inside 25 MinutesWesna Group

Gran Alacant is fifteen minutes from the terminal and has the cheapest floor space in the metro area, EUR 2,388 per square metre for a 121 m2 house. Santa Pola, Monforte del Cid, Muchamiel and La Marina all sit inside twenty-five. Drive times, prices and what proximity is actually worth.

Alicante airport moved over 18 million passengers in 2024 and flies year-round to most of northern Europe. If you plan to use a Spanish property six times a year rather than twice, the drive from arrivals is worth more than the sea view. Four towns in our catalogue sit inside twenty-five minutes of the terminal, and prices start at EUR 238,000.

The towns, by drive time

Town Drive from terminal Our listings From
Gran Alacant about 15 minutes 12 EUR 289,000
Santa Pola about 20 minutes 12 EUR 238,000
Monforte del Cid about 20 minutes 10 EUR 270,000
Muchamiel about 20 to 25 minutes 7 EUR 282,000
La Marina about 25 minutes 7 EUR 248,000

Drive times assume normal traffic. August adds ten to fifteen minutes to anything on the coastal road.

The airport sits at El Altet, south of the city, which is why the southern towns come out ahead. Buyers who assume Alicante city is the closest option have it backwards: the city centre is a similar drive and costs more.

Gran Alacant: closest, and the cheapest floor space

Fifteen minutes, and the only reason it is not ten is the climb up from the N-332. Gran Alacant sits on the cliff above Carabassí beach, between the airport and Santa Pola.

All twelve of our listings there are houses, and they are the cheapest square metres in the metro area. WES-2433 2-bed house in Gran Alacant is 121 m2 with two bedrooms at EUR 289,000, roughly EUR 2,388 per square metre. WES-2433C 3-bed house in Gran Alacant is the same 121 m2 with three bedrooms and two bathrooms at EUR 300,000. WES-2434 2-bed house in Gran Alacant gives 147 m2 at EUR 306,000, which is about EUR 2,082 per square metre and the best figure we hold anywhere near Alicante.

For a property you will fly to often, the combination is hard to argue with: a house rather than a flat, fifteen minutes from a runway, at half the per-metre price of Dénia.

Santa Pola: twenty minutes, and a town that works

Santa Pola is a working fishing port with a castle, a ferry to Tabarca and three beaches. The salt flats behind it hold flamingos most of the year.

Twelve apartments, from EUR 238,000. WES-2487 2-bed apartment in Santa Pola is 82 m2 with two bedrooms and is the cheapest thing in our metro catalogue. WES-2356D 3-bed apartment in Santa Pola is the cheapest three-bedroom at EUR 358,810 for 104 m2. Higher up, WES-2487C 2-bed apartment in Santa Pola gives 135 m2 at EUR 365,000.

The difference against Gran Alacant is what you can do without a car. In Santa Pola you can leave the hire car at the airport, taxi in, and walk to everything for a week. In Gran Alacant you cannot.

Monforte del Cid: inland, golf, twenty minutes

Monforte del Cid sits inland next to Alenda Golf, and it is the option most people never consider because it has no beach.

What it has is space and quiet at a price the coast does not match. WES-2127 2-bed apartment in Monforte del Cid is 81 m2 at EUR 270,000, on the golf resort. WES-2294 2-bed apartment in Monforte del Cid and WES-2294B 2-bed apartment in Monforte del Cid are 88 m2 and 95 m2 at EUR 310,000. WES-2252 3-bed house in Monforte del Cid is a three-bedroom house of 171 m2 at EUR 365,000, and WES-2294G 2-bed house in Monforte del Cid is a house of 129 m2 at EUR 395,000. At the top, WES-2309 3-bed house in Monforte del Cid is 118 m2 at EUR 489,000.

If you are buying to play golf and use the airport, this is the sensible answer and it is roughly twenty minutes from both.

Muchamiel and La Marina: the edges

Muchamiel sits north of the city towards the hills, twenty to twenty-five minutes out depending on how the ring road behaves. Seven listings, mixed apartments and houses. WES-2035 2-bed apartment in Muchamiel is 74 m2 at EUR 282,000, WES-2036C 3-bed house in Muchamiel is a house of 101 m2 at EUR 460,000, and WES-2036D 3-bed house in Muchamiel is 239 m2 at EUR 550,000, which is roughly EUR 2,301 per square metre and the largest thing we hold in the bundle.

La Marina is further south towards Guardamar, backed by pine forest and a dune beach. Seven listings from EUR 248,000: WES-2375 2-bed apartment in La Marina at 78 m2, with WES-2375B 2-bed apartment in La Marina and WES-2375C 2-bed apartment in La Marina the same layout at EUR 265,000 and EUR 299,000. WES-2307 3-bed house in La Marina and WES-2307B 3-bed house in La Marina are three-bedroom houses of 100 m2 at EUR 395,000.

What proximity to an airport is actually worth

Two things, and one of them is not obvious.

Frequency of use. People who can reach their property in under half an hour from arrivals use it more. That sounds trivial until you count flights. Six visits a year against two is the difference between owning a home and owning a holiday let you occasionally stay in.

Rental demand. Short-let guests book by total journey time, not by distance. A property twenty minutes from the terminal converts better than one an hour away at the same nightly rate, and it takes late arrivals that a far property cannot. Any tourist letting needs a licence, and the Valencian rules tightened through 2024 and 2025. Our guide to holiday rental licences covers where they are still obtainable.

The one thing airport proximity does not buy is quiet. Check the flight path before you commit on anything within a few kilometres of El Altet, and view at a time of day when planes are actually landing.

Route and terminal information is published by Aena.

Costs on top of the price

On a EUR 290,000 purchase in the Valencian Community, budget roughly 12 to 13 per cent: EUR 29,000 ITP on a resale, or 10 per cent IVA plus 1.5 per cent AJD on new build, plus EUR 4,500 to EUR 6,500 in notary, registry, lawyer and gestoria fees. The breakdown sits in our guide to the total cost of buying property in Spain.

Annually, community fees on a Gran Alacant house run EUR 40 to EUR 100 a month, IBI on EUR 290,000 lands roughly EUR 300 to EUR 600, and non-residents file every year whether or not they let the property. See annual property taxes.

Questions

Which is genuinely closest? Gran Alacant, at about fifteen minutes. Monforte del Cid and Santa Pola are both around twenty and the difference between them depends more on which road is busy than on the map.

Is there aircraft noise? Only close to the flight path at El Altet, which is a narrow corridor. Gran Alacant, Santa Pola town and Monforte are all clear of it. Ask us on any specific property and we will tell you.

Can I reach these towns without a car? Santa Pola has a reasonable bus service to Alicante and the airport. The others effectively need a car. If you plan to fly in and taxi, Santa Pola is the practical choice.

Do you have anything in Alicante city? Not currently. City apartments in the older barrios trade from around EUR 90,000 and a city agency will serve you better. Our stock is the ring around it, set out on the Alicante page.

How does this compare to Torrevieja for airport access? Torrevieja is roughly forty-five minutes from Alicante airport, so it loses on this measure and wins on price. Our Torrevieja catalogue starts at EUR 155,000 against EUR 238,000 here.
