Seventeen one-bedroom apartments in our Torrevieja catalogue, from EUR 167,500 for 41 m2 to EUR 259,000 for 86 m2. The full list with a per square metre column, and the comparison that shows what a second bedroom actually costs in this town.

Seventeen one-bedroom apartments sit in our Torrevieja catalogue, from EUR 167,500 to EUR 399,000. The cheapest gives you 41 m2. The best value per square metre gives you 86 m2 for EUR 259,000. Between those two numbers is a decision most buyers make on price alone and later regret.

Why the one-bedroom market in Torrevieja is worth understanding

Torrevieja is where a one-bedroom apartment still makes financial sense on the Spanish coast. You can own one outright rather than mortgaged, the running costs are small enough to ignore, and the resale market for cheap coastal one-beds is deep and international.

Our 117 Torrevieja listings break down like this.

Bedrooms Listings Price range Median
Studio 3 EUR 155,000 to EUR 199,900 EUR 160,000
One 17 EUR 167,500 to EUR 399,000 EUR 225,000
Two 61 EUR 225,000 to EUR 620,000 EUR 327,000
Three 34 EUR 279,000 to EUR 585,000 EUR 394,990

The one-bedroom median of EUR 225,000 sits EUR 102,000 below the two-bedroom median. That is the real question: is a second bedroom worth roughly a hundred thousand euros to you.

The three that stand out

WES-2390C 1-bed apartment in Torrevieja, 86 m2 at EUR 259,000. Eighty-six square metres with one bedroom means a large living space, a proper kitchen and a terrace you can put a table on. At roughly EUR 3,012 per square metre it is the best floor-space value of the seventeen. If you are buying for two people who want room rather than a spare bedroom, this is the one.

WES-2337 1-bed apartment in Torrevieja, 70 m2 at EUR 219,000. The best combination of low absolute price and real space. Cheaper than nine of the other sixteen and larger than fourteen of them.

WES-2490 1-bed apartment in Torrevieja, 55 m2 at EUR 179,000. The cheapest one-bedroom that is not tiny. Below EUR 180,000 you are usually looking at 41 to 45 m2, and this gives 10 m2 more for the same money.

At the other end, WES-2353C 1-bed apartment in Torrevieja at 43 m2 for EUR 244,900 and WES-1658G 1-bed apartment in Torrevieja at 72 m2 for EUR 399,000 carry the highest per-metre figures on the list. Prices like that in Torrevieja mean location, floor level or a recent renovation. Worth asking exactly which before you view.

One bedroom against two

The two-bedroom market starts at EUR 225,000 with WES-2490B 2-bed apartment in Torrevieja, 61 m2. Compare that against WES-2320B 1-bed apartment in Torrevieja, a one-bedroom of 62 m2 at exactly the same EUR 225,000.

Same money, same floor area, one has an extra wall in it. That comparison is the cleanest illustration of what a second bedroom actually costs in this town, which is: sometimes nothing, if you are willing to accept a smaller living room.

Where the two-bed market gets genuinely better value is higher up. WES-2417B 2-bed apartment in Torrevieja gives you 98 m2 and two bedrooms at EUR 240,000, which beats every one-bedroom on this list on both size and per-metre price.

So the honest advice: if your ceiling is EUR 240,000 or above, look at two-bedrooms first. Below EUR 220,000, the one-bedroom market is where the choice is.

What it costs to own one

One-bedroom apartments are cheap to run, and in Torrevieja that is a large part of the appeal.

Item Typical annual cost
Community fees EUR 480 to EUR 900
IBI on EUR 220,000 EUR 200 to EUR 400
Insurance EUR 150 to EUR 300
Water and electricity standing charges EUR 250 to EUR 400
Rough annual total EUR 1,100 to EUR 2,000

Add the non-resident annual tax filing, which applies whether or not you let the property. Details in our guide to annual property taxes in Spain.

On purchase, add roughly 12 to 13 per cent to the asking price. On a EUR 220,000 apartment that is around EUR 27,000, made up of EUR 22,000 ITP plus notary, registry, lawyer and gestoria. The full arithmetic is in our guide to the total cost of buying property in Spain.

Municipal rates are published by the Ayuntamiento de Torrevieja.

Questions about one-bedroom apartments here

Do they rent well? Long term, yes, to single people and couples, typically EUR 550 to EUR 750 a month depending on condition and location. Short-term holiday letting pays more per night but the tourist-licence rules have tightened, and a one-bedroom limits you to two guests, which caps the nightly rate. Our guide to holiday rental licences covers where they are still obtainable.

Are they hard to resell? Less so in Torrevieja than almost anywhere else on the coast. The buyer pool for cheap one-bedroom coastal apartments is large, international and relatively insensitive to the economic cycle. The slower resale here is a three-bedroom apartment away from the sea.

Should I buy a studio instead? Only if you are certain about it. Studios in Torrevieja start at EUR 155,000 with WG-14 apartment in Torrevieja, so the saving over a one-bedroom can be under EUR 30,000, and the rental income and resale pool are both narrower.

Can I get a mortgage on a EUR 200,000 one-bed? Yes, though some Spanish banks apply a minimum loan amount that a small purchase can fall below. Non-residents typically borrow 60 to 70 per cent of valuation. See mortgages for non-residents.

Is 41 m2 liveable? For a fortnight a year, easily. For three months a winter, most people find it hard. The jump from 41 m2 to 62 m2 costs about EUR 55,000 on this list and it changes what the property is for.
