Monforte del Cid and Alenda Golf: Property Guide 2026Wesna Group

Twenty minutes from Alicante airport, a golf course on the doorstep, and no beach. That last fact keeps it off shortlists, which is why EUR 365,000 buys a 171 m2 house here and 66 m2 in Denia. Ten listings, priced, with the trade stated plainly.

Monforte del Cid sits twenty minutes from Alicante airport, has a golf course, and has no beach. That last fact keeps it off most shortlists, which is why ten listings there run from EUR 270,000 to EUR 489,000 while comparable coastal stock costs a third more.

Where it is and what it is

Monforte del Cid is an inland town of roughly 8,000 people in the Vinalopó valley, west of Alicante, surrounded by vineyards and almond groves. Alenda Golf, an 18-hole course opened in the 1990s, sits on its eastern edge with a residential development around it.

The practical geography: about twenty minutes to Alicante airport, twenty-five to Alicante city, thirty-five to the nearest beach at El Campello or Santa Pola. Elche is fifteen minutes south.

Houses. WES-2252 3-bed house in Monforte del Cid is a three-bedroom of 171 m2 at EUR 365,000, roughly EUR 2,135 per square metre. WES-2294G 2-bed house in Monforte del Cid is a two-bedroom of 129 m2 at EUR 395,000. WES-2309 3-bed house in Monforte del Cid is a three-bedroom of 118 m2 at EUR 489,000.

WES-2252 3-bed house in Monforte del Cid is the one to look at first. A 171 m2 house with three bedrooms and three bathrooms at EUR 365,000 is more space than anything on the coast at that price, and it is twenty minutes from a runway.

What you are trading

Be clear about the deal. You give up walking to the sea. In exchange you get roughly a third more floor space per euro, a quieter setting, and the shortest airport run of any town in our Alicante bundle apart from Gran Alacant.

Same money, different town Size you get
EUR 365,000 in Monforte del Cid WES-2252 3-bed house in Monforte del Cid, house, 171 m2
EUR 365,000 in Santa Pola WES-2487C 2-bed apartment in Santa Pola, apartment, 135 m2
EUR 366,000 in Dénia WES-2038C 2-bed apartment in Denia, apartment, 66 m2
EUR 372,900 in Benidorm WES-2286B 2-bed apartment in Benidorm, apartment, 88 m2

That Dénia line is not a typo. Sixty-six square metres against 171 for the same money is what coastal scarcity costs on the Costa Blanca North.

Who Monforte del Cid actually suits

Golfers. Alenda is on the doorstep, and the Alicante province has enough courses within forty minutes that you can play a different one weekly. If golf is the reason you are buying in Spain, an inland golf town beats a coastal apartment with a course thirty minutes away.

Frequent flyers. Twenty minutes from the terminal changes how often you come. If you expect six or more trips a year, that matters more than the beach you would visit twice.

People who want a house. The coast around Alicante is mostly apartments below EUR 400,000. Inland, EUR 365,000 buys 171 m2 with its own walls.

Not for you if the point of Spain is walking to the sea, or if you will not keep a car. Monforte del Cid without a car does not work.

Winter and the practical stuff

Inland Alicante is hotter in summer and cooler in winter than the coast, by a few degrees each way. It is a real difference: August inland regularly exceeds what the seafront sees, and January mornings are genuinely cold rather than mild.

The town has supermarkets, a health centre, schools and a normal Spanish high street. The golf development has its own facilities. The nearest hospital is in Elche or Alicante.

Foreign population is much lower than on the coast, so Spanish is more useful here than in Torrevieja or Gran Alacant. Some buyers count that as a feature.

Costs

On a EUR 365,000 purchase in the Valencian Community, add roughly 12 to 13 per cent: EUR 36,500 ITP on a resale, or 10 per cent IVA plus 1.5 per cent AJD on new build, plus EUR 5,000 to EUR 6,500 in notary, registry, lawyer and gestoria. Detail in our guide to the total cost of buying property in Spain.

Annually, community fees on the golf development run roughly EUR 60 to EUR 140 a month depending on facilities, IBI on EUR 365,000 lands around EUR 350 to EUR 700, and non-residents file every year whether or not they let. See annual property taxes.

Municipal information is published by the Ajuntament de Monforte del Cid.

Questions

Will an inland property be harder to sell? The buyer pool is smaller than for a beachfront apartment, so expect a longer sale. It is also less exposed to the swings in the international holiday market, because more of the demand is golf-driven and year-round.

Can I rent it out? Long term, yes, though the tenant pool is thinner than on the coast. Short-term golf lets work in spring and autumn, which is when the courses are busiest. Any tourist letting needs a licence, covered in our guide to holiday rental licences.

How hot does it actually get inland? Hotter than the coast in July and August, and without the sea breeze. Air conditioning is not optional. Winters are cooler, and heating matters in a way it does not in Torrevieja.

Is it a British area? Much less so than the coast. There is an international presence around the golf development and the town itself is Spanish. If you want an English-speaking community, look at Gran Alacant or Santa Pola instead.

What other golf property do you hold? Several places. Vistabella Golf in Los Montesinos, La Serena Golf in Los Alcázares, and the Orihuela Costa courses. Our guides to golf properties on the Costa Blanca and Costa Cálida and the Orihuela Costa golf triangle cover the wider picture.

Next steps

If space per euro is what you are after, see WES-2252 3-bed house in Monforte del Cid at 171 m2 and compare it against anything coastal at the same price. Twenty minutes from the airport makes it easy to add to a trip. Full metro stock is on the Alicante page.
