La Manga del Mar Menor is the sandbar: a strip of land twenty-one kilometres long and in places barely a hundred metres wide, with the Mediterranean on one side and the Mar Menor lagoon on the other. You can swim in warm shallow water in the morning and open sea in the afternoon without moving the car.
It is also the most expensive market on the Mar Menor. Our stock runs from about €206,000 to €620,000, with the middle near €385,000 and roughly €4,100 per square metre, the highest metre rate of the lagoon towns we cover. Almost everything is an apartment, seventeen of nineteen, sized between 51 and 138 m².
One thing buyers should understand before committing: La Manga is a strip, not a town, and outside the season it is quiet in a way that suits some people and unsettles others.

Is La Manga the same as La Manga Club?
No, and the confusion is common. La Manga Club is a separate golf and sports resort inland near Los Belones, several kilometres from the sandbar. The strip itself is a residential and holiday development. Buyers searching for one often arrive at listings for the other.
Which side should I buy on, lagoon or sea?
The Mar Menor side has calm, shallow, warm water and better sunsets; the Mediterranean side has waves, cooler water and morning sun. Lagoon-facing tends to suit families and older buyers, sea-facing suits swimmers. Prices are broadly comparable, so it is a preference rather than a budget decision.
Is La Manga quiet in winter?
Very. It is a seasonal strip with a small permanent population, and a large share of the businesses close between November and March. Buyers who want year-round life should look at Los Alcázares or San Pedro del Pinatar on the mainland shore instead.
Are there houses on La Manga?
