Torrevieja is the cheapest coastal town on the Costa Blanca that still has a hospital, a year-round high street and a bus service that runs in February. That reputation drags in a lot of buyers with a fixed budget, and EUR 250,000 is the one that comes up most often.

The catch is the one you would expect. Space at that price sits away from the seafront, in a block that has been standing a while, and the finish is not new-build. Nobody is giving away 98 m2 four streets from the Mediterranean.
Next to it, WES-2490B 2-bed apartment in Torrevieja is a two-bedroom of 61 m2 at EUR 225,000. Same bedroom count, 37 m2 less, EUR 15,000 cheaper. If you are buying to let, the 98 m2 is the better asset. If you are buying to spend six weeks a year in it, the smaller one costs less to heat, clean and furnish, and you will not notice the difference in July.
One bedroom, and why most buyers end up here
Fourteen of the sixteen options under EUR 250,000 have one bedroom. They divide neatly.
Small and cheap. A 70 m2 one-bedroom in Spain usually means a proper living room and a terrace you can actually eat on, rather than a bedroom with a kitchen attached.

Three things, and it is worth saying them plainly.
Not the seafront. Our two La Mata apartments cost EUR 565,000 and EUR 620,000. Aguas Nuevas starts at EUR 399,000. If your picture of Torrevieja involves opening a window onto sand, the budget is roughly double.
Not a house. The seven Torrevieja houses in our catalogue start at EUR 339,900. Under EUR 250,000 you are buying an apartment, full stop.
Not a three bedroom. Three-bed apartments in the town start at EUR 279,000. You are around EUR 30,000 short, which in practice means either raising the budget or accepting two bedrooms and a sofa bed.

The costs nobody quotes you
The purchase price is not the number that matters. On a EUR 250,000 resale in the Valencian Community, budget roughly 12 to 13 per cent on top.

Buying at this level without wasting a trip
Under EUR 250,000 the stock moves. A well-priced one-bedroom in the centre does not sit for six months, and the two-bed at EUR 240,000 is the kind of listing that goes to whoever is standing in it first.
Three things make a viewing trip work at this budget. Get your NIE started before you fly, because without it you cannot sign anything and the appointment queue is the slowest part of the process. Open a Spanish bank account on the same trip. And decide in advance whether you are optimising for square metres or for walking distance to the sea, because at EUR 250,000 you get one of the two.

Questions buyers ask at this budget

Is a one-bedroom harder to sell later? In Torrevieja, no. The buyer pool for cheap one-bedroom coastal flats is deep and international, and it barely moves with the economic cycle. Three-bedroom apartments away from the sea are the slower resale here.
What rent would the 98 m2 two-bed produce? Long term to a resident tenant, roughly EUR 750 to EUR 950 a month depending on condition and furnishing, so somewhere around 4 to 5 per cent gross before community fees, IBI, insurance and tax. Short-term holiday letting pays more but needs a tourist licence, and Torrevieja is not issuing them freely.
Are these prices negotiable? Some. Below EUR 250,000 the market is competitive and sellers hold firmer than they do at EUR 500,000. Expect a few per cent, not fifteen.
Should I buy a studio instead and keep the change? Only if you are certain you will never want a second bedroom. Studios in Torrevieja resell fine but rent for meaningfully less, and the price gap to a one-bed is often under EUR 30,000.
