Villajoyosa: Chocolate, Beaches, and 2026 Prices
Wesna GroupVillajoyosa on the northern Costa Blanca in 2026: three residential zones (coloured-facade old town, beach strip, hillside urbanisations), 2026 price bands per property type, the Valor Chocolates industry, Belgian/Dutch/British buyer mix, and where the value pockets sit.
Villajoyosa is 30 minutes north of Alicante on the AP-7. Population 34,000. Fishing port, working chocolate industry (Valor Chocolates HQ is here since 1881), and a two-kilometre coloured-facade old town that gets photographed by every guide to the Costa Blanca. Property market: mid-tier, growing steadily, quieter than Benidorm three exits south. This is the working buyer's guide to Villajoyosa in 2026: what the neighbourhoods are, current price bands, who buys here, and where the value pockets sit.
What Villajoyosa is
Old fishing town on the coast between Benidorm and Alicante. The coloured-facade fishermen's houses along the seafront and up the old town streets date from the 19th century; the tradition was practical (returning fishermen could identify their own house from far offshore). Now the coloured facades are a Bien de Interés Cultural protected zone, and any exterior paint change requires town hall approval.
The town divides into three functional zones:
Old town (Casco Antiguo). Narrow streets, coloured facades, small church square. Compact, walkable, dense with restaurants and tapas bars. Property stock: 18th and 19th century townhouses, mostly on 2-3 floors, plot sizes 40-80 m². Prices per m² are the highest in Villajoyosa because of the protected-zone premium.
Beach strip and new town. The 2 km Playa Centro stretches south from the old town, backed by 1970s-2010s apartment blocks. Beach-front and second-line apartment stock predominates. Standard 3-6 storey blocks with community pools. Where most non-resident buyers concentrate.
Poble Nou de Benitatxell / El Torres. Hillside urbanisaciones north of the old town toward the AP-7 exit. Villa-first with garden and pool. Larger plots (400-1,200 m²). Higher price band. Full car dependency.

Who buys in Villajoyosa
Belgian and Dutch retirees. Roughly 22% of foreign-buyer transactions on the Costa Blanca in 2026. Concentrate in beachside apartment stock. Owner-occupier profile, 6-8 months a year in Villajoyosa.
British buyers, mid-tier. Roughly 28% share. Split between apartment buyers and hillside-villa buyers. Full-year residents make up roughly 35% of the British Villajoyosa community.
Spanish and Valencian domestic buyers. Roughly 30% share. Concentrate in old-town renovation-project purchases and non-front-line apartment stock.
Buy-to-let investors. Growing share since the Valencia STR ban tightened. Villajoyosa STR licences transferred with pre-2024 stock; new licences case-by-case.
Nordic and German cohorts are smaller than in Denia or Moraira; Villajoyosa's town-life character attracts less holiday-only Nordic winter buyer profile.
The chocolate industry
Valor Chocolates has been headquartered in Villajoyosa since 1881. The Valor Chocolate Museum sits at the north edge of town; entry is free with a factory tour. Chocolate manufacturing employs roughly 350 residents locally. Small artisan chocolatiers (Chocolates Pérez, Chocolates Clavileño) also operate. Villajoyosa's chocolate reputation is a lived one, not marketing.
What year-round life feels like
Population 34,000 with a stable year-round core. School and hospital access shared with Benidorm and Alicante. Two international schools within 15 minutes (Xabia International, Elian's British School Alicante). Beach service March through November; town restaurant scene runs year-round. Weekly Thursday market on Plaza del Ayuntamiento.
Climate: standard Costa Blanca profile, 20°C annual average, mild winters, hot dry summers 28-31°C. Sea breeze keeps summer afternoons cooler than inland.
Transport: TRAM Line 1 station at the north edge of town, connecting to Alicante in 45 minutes and to Denia in 90 minutes. Bus service to Benidorm and Alicante. Nearest airport: Alicante (30 minutes via AP-7).

Where the value pockets sit
Old-town townhouses needing renovation. Entry at €140-180k, full renovation budget €80-150k, resulting in €280-350k all-in. Post-renovation resale near €400-480k. Requires BIC-zone paperwork tolerance (paint colour approval, historic material sourcing) but strong long-term appreciation.
Second-line beach apartments 5-8 min walk from Playa Centro. €220-280k for 2-bed apartment. Front-line premium is 30-40%; the second-line save is significant, and the walk to the beach is trivial.
Hillside villas at the north edge (El Torres corridor). €480-650k for detached villa on 400-600 m² plot. Same climate and coastal access as Moraira for 20-30% less per m².
Buyer profiles that fit Villajoyosa
Retiree couple, mid-budget primary residence. €260-380k budget targeting second-line apartment 5 min from beach, walk-to-town, established Belgian / Dutch / British expat community. Best fit town.
Full-time working family, €400-600k budget. Old-town renovated townhouse or hillside villa. School access via Alicante international schools. TRAM commute to Alicante for work-day residents.
Buy-to-let investor, €200-350k budget. Second-line 1-bed or 2-bed apartment with STR licence in place. Gross yield 5.2-5.8% at 2026 rates.
Trophy holiday-home buyer, €700k+. Front-line penthouse with sea view or hillside villa with pool. Owner typically visits 8-14 weeks a year.
Investment snapshot
Villajoyosa 2-bed apartment prices up 8.5% YoY Q2 2026 vs Q2 2025. Old-town renovated stock up 11% YoY reflecting supply constraint. STR licence issuance paused for buildings without existing tourist history since 2024. LTR yield on 2-bed apartments: 4.6% gross, one of the lower coastal-town yields because prices grew faster than rents. Capital-appreciation-first buyer segment dominates.
Total ownership cost year one on a €300,000 apartment: roughly 12-13% purchase costs, plus annual IBI €400-€650, community fee €80-€180/month, non-resident IRNR €450-€800/year.
FAQ
Is Villajoyosa touristy or residential? Both. The 2 km beach strip is holiday-oriented in summer; the old town and inland districts are year-round residential. The town centre operates in Spanish + Valencian by default with growing English service in beach-side businesses.
Is the chocolate factory smell noticeable? Mildly, near the Valor factory (north edge of town). Not perceptible in the beach strip or old town.
How does Villajoyosa compare to Benidorm three exits south? Villajoyosa is 30% quieter, 15-20% cheaper per m², more Spanish-culture-first. Benidorm is more high-rise, more British-package-tour density, more nightlife.
Are old-town townhouses a good renovation project? Yes if you have the paperwork tolerance for BIC-zone permits. Budget 18-24 months from purchase to move-in for a full renovation. Lawyer + architect + BIC-zone specialist all necessary.
Which international schools serve Villajoyosa? Xabia International (35 min north) and Elian's British School Alicante (30 min south). Both British curriculum, GCSE and A-level.
