El Portet. Tiny sheltered bay north of the marina, five minutes' walk from the town centre. Highest per-m² prices on the whole northern Costa Blanca. Front-line villa €4-8m; second-line €1.2-2.5m; small apartments in the two mid-rise 1980s blocks €450-700k. Very few full-time residents. Rental demand strong but STR licence issuance paused.
Central Moraira and the marina strip. Walkable town living: apartments in low-rise blocks, small townhouses within 400m of the sea. Everyday amenities on foot. Apartment €280-550k for 2-bed; small townhouse €400-700k. Highest year-round resident share.
Fanadix, Solpark and Sabatera. Hillside urbanisaciones to the west. Big-plot detached villas, most 1990s and 2000s builds. Price band varies wildly by street: Fanadix front row €900k-1.5m; Solpark middle-tier €500-900k; Sabatera edge €400-600k. Full car dependency. Big pool-and-garden lifestyle. Best value-per-m² in the Moraira commune.

What year-round life feels like
Population is 58% non-Spanish, and the town operates in English by default outside the ayuntamiento and the school system. Two international schools within 15 minutes (Xabia International, Lady Elizabeth). Nearest public hospital: Denia (Quirón Salud) 15 minutes; nearest emergency clinic in Moraira itself. Nine restaurants open year-round in the town centre; another 40 open Easter to October. Weekly Friday market on the marina promenade year-round.
