This is the honest bottom of our catalogue. On 2 September 2026 we hold 130 homes at or below €250,000, out of 918 in total. The median inside that band is €225,000 for 68 m², which works out at €3,266 per square metre against €4,043 on the coast.
Nine of those 130 sit below €150,000, and we say so plainly because most agency pages titled "cheap property in Spain" quietly do not. If your ceiling is €100,000 the Costa Blanca is not where that money goes any more; the same budget still buys in inland Murcia and in parts of Alicante province, and we will tell you when we have nothing rather than show you something else.
Where the depth actually is: Torrevieja with 17 homes in the band, San Pedro del Pinatar with 13, Torre Pacheco with 11, Hondón de las Nieves with 9 and Pulpí with 8. Two-bedroom apartments dominate at 66 of the 130, with 31 one-beds and 20 three-beds. Most are apartments and maisonettes rather than villas, which is what €250,000 buys within reach of the sea in 2026.

What does €250,000 actually buy on the Costa Blanca?
In our current stock, a two-bedroom apartment of around 68 m² in a town like Torrevieja, San Pedro del Pinatar or Torre Pacheco, usually in a development with a communal pool. Villas at this price exist inland but are rare on the coast, and most are older builds needing work.
Can I still buy in Spain for under €100,000?
Rarely, and almost never on the coast. Two of our 918 homes sit below €100,000, both inland. If that is your ceiling, look at inland Murcia and the Alicante interior, and expect an older build. We will tell you when we have nothing that fits rather than push you upward.
What are the buying costs on top of the price?
Budget 10 to 14 percent on top. On a resale that is 10 percent transfer tax in the Comunidad Valenciana or 8 percent in Murcia, plus notary, land registry and lawyer. On a new build it is 10 percent VAT plus 1.5 percent stamp duty. Our tax calculator itemises it.
Is a cheaper property harder to get a mortgage on?
Not because of the price, but small older units in unusual locations can be valued conservatively by the bank, and the mortgage follows the valuation rather than the price. Non-residents typically get 60 to 70 percent loan to value, so plan on a deposit of at least 30 percent.
Are running costs lower on a cheaper property?
Partly. IBI and community fees scale with size and facilities, so a 68 m² apartment costs less to hold than a 120 m² one. But an older building can carry a special levy for a lift or a facade, so ask for the comunidad accounts for the last two years before you commit.
Why does the price band start at €250,000 and not lower?
Because that is where we hold real choice. Nine homes sit below €150,000 out of 918, which is not a shelf you can browse. At €250,000 there are 130, spread across more than twenty towns, and that is a page worth reading rather than a headline with nothing behind it.
