Benidorm vs Torrevieja 2026: The Same Budget in Each

At EUR 350,000 in Torrevieja you can buy a two-bedroom apartment above the town median, or a 218 m2 three-bed if you push to EUR 409,000. At EUR 350,000 in Benidorm you are at the entry level of the market. The two towns sit ninety kilometres apart on the same coast and the same money behaves completely differently in each.

The entry gap is the headline: EUR 107,500 between the cheapest one-bedroom in each town, and EUR 146,000 between the cheapest three-bedrooms.

Look at the EUR 312,900 and EUR 375,000 rows. Nearly identical products for identical money. The idea that Benidorm is systematically dearer breaks down once you are above EUR 300,000, and the honest answer is that the difference lives at the bottom of the range rather than across it.
What each town is actually for
Torrevieja is a Spanish town of around 84,000 with a hospital, a market, a high street and one of the largest international communities on the coast. It has 20 km of beach, two salt lakes, and the cheapest entry price of any coastal town we cover. It is flat, walkable in the centre, and full of people who live there permanently rather than visiting.
Benidorm is a high-density resort with two big beaches, a skyline, a tram to Alicante, and a hotel trade that keeps restaurants and buses running through January in a way almost nowhere else on this coast manages. Our stock there sits mostly on the hill in Sierra Cortina or in the Cala Finestrat cove rather than in the town.
Neither is the "nicer" town. They answer different questions.
Where each one wins
Torrevieja wins on entry price, choice at every level, the number of properties under EUR 250,000, having a hospital in the town, and floor space per euro. WES-2412F 3-bed apartment in Torrevieja at 218 m2 for EUR 409,000 is roughly EUR 1,876 per square metre, a figure Benidorm does not approach.
Benidorm wins on winter life, transport, new-build stock with a 10-year structural guarantee, proximity to the airport at about 45 minutes against Torrevieja's 45 to 50, and the sheer number of restaurants that open in February. It also has a stronger short-let market in the shoulder seasons.
Both are similar on community fees for equivalent buildings, tax treatment, since both sit in the Valencian Community, and the international mix of residents.
Costs are identical, mostly
Both towns are in the Valencian Community, so purchase tax is the same: 10 per cent ITP on a resale, or 10 per cent IVA plus 1.5 per cent AJD on new build. The recurring difference is community fees. Sierra Cortina style developments with pools and landscaped grounds run EUR 100 to EUR 200 a month. Choosing, honestly
Buy in Torrevieja if your budget is under EUR 300,000, you want the most choice, you value having a town around you, or square metres matter more than the building's age.
Buy in Benidorm if you want new build with its guarantees, you plan to spend winters here and want somewhere that genuinely functions in January, or you want the tram and the hospital-and-restaurant density of a resort town.
Look at neither if you want a quiet Spanish village. Both are busy. Polop and La Nucia sit twenty minutes inland from Benidorm, and Los Montesinos sits inland from Torrevieja.
Questions
Which has better rental yield? Torrevieja on gross yield, because entry prices are lower and long-term resident demand is steady. Benidorm on occupancy across the shoulder seasons, because the town works in October and March. Both need a tourist licence for short lets, covered in our guide to holiday rental licences.
Which is closer to an airport? Both are roughly 45 to 50 minutes from Alicante airport, Benidorm from the north and Torrevieja from the south. Neither has an advantage worth planning around. If airport time is the priority, look at the Alicante metro towns, which sit inside 25 minutes.
Is Benidorm as loud as its reputation? The Levante strip in August, yes. Sierra Cortina and Cala Finestrat are residential and quiet, which is exactly why our stock is there.
Which holds value better? Neither has consistently outperformed. Torrevieja has more supply, which caps growth. Benidorm has constrained land, which supports it, but a more internationally exposed buyer pool.
Can I see both on one trip? Yes, they are about an hour and fifteen minutes apart by road. Most buyers who are genuinely undecided do exactly this, and the decision usually resolves after an evening in each.
