Air Conditioning in Spain 2026: Split, Ducted and Real Running Cost
Wesna GroupA 1x1 split installed runs EUR 800 to EUR 1,400 in 2026, ducted systems for a 100 m2 villa land between EUR 5,000 and EUR 9,000, and a Costa Blanca summer of heavy use adds roughly EUR 150 to EUR 350 to the electricity bill.
A 1x1 split unit installed in a Costa Blanca apartment costs between EUR 800 and EUR 1,400 in 2026. A ducted system for a 100 m2 villa lands between EUR 5,000 and EUR 9,000, and running one bedroom split through a Costa Blanca summer adds roughly EUR 40 to EUR 90 to the electricity bill. Those are the three numbers most buyers weigh before they choose between split, multi-split, ducted and aerotermia.
What kinds of air conditioning do Spanish homes actually have in 2026?
Three systems dominate. The 1x1 split pairs a single indoor unit with one outdoor compressor, typically 2.5 to 3.5 kW of cooling, fitted in a bedroom or living room. The multi-split connects two to five indoor units to one outdoor compressor, which is the standard retrofit in resale apartments across Torrevieja, Benidorm and Alicante. Ducted air conditioning (aire por conductos) hides the machinery in the false ceiling and delivers cooled air through vents in every room; it is the default in new-build villas and higher-end apartments delivered from 2020 onwards.
A fourth option is worth naming. Aerotermia is a heat pump that produces hot water, heating and, in reversible installations, cooling from a single outdoor unit. It is now standard in most obra nueva because the Código Técnico de la Edificación pushes builders towards low-emission energy sources. If you are comparing new build against resale, the aerotermia question sits alongside AC. There is a full explainer in our piece on heating in Spain and aerotermia.
What almost no Spanish home has is central American-style forced air on a thermostat controlling the whole property from one point. Ducted comes closest, but it is usually zoned, so each room has its own vent and often its own damper.
What does a summer of AC in Spain actually cost?
Electricity in Spain in 2026 sits around EUR 0.15 to EUR 0.25 per kWh depending on tariff, time of day and whether you have a discriminación horaria contract. Most residential users pay a two-period tariff with the cheapest hours overnight and on weekends.
A modern inverter split with an SEER rating above 6 uses roughly 0.8 to 1.2 kWh per hour at full load, less as it modulates down. In a well-shaded 80 m2 apartment on the Costa Blanca with two bedrooms cooled at night and the salón cooled through the afternoon peak, four months of use (June to September) typically produces the numbers below.
| System | Typical install cost | Cooled area | Summer running cost | Lifespan |
|---|---|---|---|---|
| 1x1 split, one room | EUR 800 to EUR 1,400 | 15 to 25 m2 | EUR 40 to EUR 90 | 10 to 12 years |
| 2x1 multi-split | EUR 1,800 to EUR 2,800 | 30 to 50 m2 | EUR 90 to EUR 180 | 10 to 12 years |
| 3x1 multi-split | EUR 2,500 to EUR 4,000 | 50 to 80 m2 | EUR 150 to EUR 280 | 10 to 12 years |
| Ducted, 100 m2 villa | EUR 5,000 to EUR 9,000 | Whole home, zoned | EUR 250 to EUR 500 | 15 to 20 years |
| Aerotermia reversible | EUR 8,000 to EUR 14,000 | Whole home + hot water + heat | EUR 400 to EUR 900 (year round) | 15 to 20 years |
The ducted figure looks steep until you see what it delivers. It cools every room evenly, it is silent from the living space, and it lifts resale value on villas above EUR 400,000. On the running-cost side, a well-designed ducted system with variable-speed compressor is usually cheaper per cooled m2 than three separate splits because it modulates as a single machine rather than cycling on and off.
Maintenance is often forgotten. Splits need filter cleaning twice a year and a gas top-up every three or four years, roughly EUR 60 to EUR 120 per visit. Ducted systems need duct inspection and coil cleaning annually, EUR 150 to EUR 250. Skip it and consumption climbs 15 to 25 percent within two seasons.
For the wider picture on villa versus apartment costs, our breakdown of real annual costs on the Costa Blanca puts AC in context alongside IBI, community fees and insurance. Town-specific numbers sit in the Benidorm apartment running costs and Denia property running costs guides.
Which system suits which buyer, and what will the community allow?
The outdoor unit is where problems begin in apartment blocks. The Ley de Propiedad Horizontal treats the facade as a communal element, so bolting a compressor to a front wall usually requires community authorisation. Communities in Calpe, Denia and Villajoyosa often specify approved locations: the terrace floor, a designated patinillo, or the roof. Before you buy a resale apartment, read the community minutes (actas) for AC disputes and walk the building to see where existing units sit. If the neighbours have theirs on the facade, your installation will match. If the building is pristine, expect resistance.
Historic centres add a second layer. Altea old town, Villajoyosa's coloured streets and Denia's Baix la Mar have municipal restrictions on visible units. The ayuntamiento can require the compressor to be invisible from the street, which often means routing pipes through the roof or into a rear patio, and that can double the installation cost. New builds solve this at design stage.
With that constraint in mind, four buyer profiles cover most decisions.
Buyers of a one or two-bedroom resale apartment under EUR 250,000 rarely need more than a 2x1 split. One indoor unit in the salón, one in the master bedroom. A second bedroom stays warm at night in July and August, which is uncomfortable if you rent to families but tolerable if you sleep there yourself with a ceiling fan.
Buyers of a three-bedroom townhouse or bungalow should specify a 3x1 multi-split from the start. Retrofitting a fourth indoor unit later means adding a new outdoor compressor, because most 3x1 systems max out at three heads.
Buyers of a villa over 120 m2 should specify ducted or aerotermia. Multi-splits scale badly beyond three rooms, the outdoor units multiply, and the resale market on villas at this price point expects an integrated system. On a pre-2015 resale villa without ducting, factor EUR 6,000 to EUR 10,000 into your renovation budget. Our renovation cost per m2 guide shows where that fits within a wider refurbishment.
A few owners skip AC entirely. A well-oriented planta baja in Polop or a north-facing apartment in La Nucia with cross-ventilation can be liveable through July with ceiling fans. That model works for a February-to-November owner who leaves before the August peak. Anyone in residence during the July heat wave should plan for AC.
FAQ
Can I install a split unit myself? No. Spanish regulation (RITE, Reglamento de Instalaciones Térmicas en los Edificios) requires a certified installer to handle the refrigerant gas and issue the boletín needed for the community and, in new installations, the ayuntamiento. Self-installed units void manufacturer warranty and can be flagged during a home insurance claim.
Do ducted systems work in old buildings with low ceilings? Often no. Ducted needs 30 to 40 cm of false ceiling depth to hide the indoor unit and ductwork. Traditional Costa Blanca apartments with 2.4 m ceilings lose too much headroom. In that case, multi-split with concealed pipework is the realistic upgrade.
Does aerotermia replace AC or complement it? A reversible aerotermia system replaces both heating and cooling. It uses the same underfloor or fan-coil circuit for both, so you do not need separate splits. Non-reversible aerotermia handles only heating and hot water, in which case you still need AC for summer.
How much does AC add to a rental listing's yield? On short-term holiday lets, working AC is now assumed; its absence pushes bookings toward competitors and drops nightly rates by 15 to 25 percent in July and August. On long-term rentals, tenants in Torrevieja or Los Alcazares typically pay EUR 40 to EUR 80 more per month for a fully cooled apartment versus a bedroom-only setup.
