Every property on this page sits in a town on the Mediterranean, not near one. We list the town rather than a distance in metres because a distance we cannot verify is worse than no number at all: the partner feed carries walking time to the beach in 3 of 918 listings, and we would rather say the honest thing than the convenient one.
As of 2 September 2026 we hold 575 homes across 24 coastal municipalities, from €110,000 to €669,500, with the median at €350,000 for 88 m². That works out at about €4,043 per square metre, roughly a quarter more than the same home twenty minutes inland.
The depth is uneven and worth knowing before you start. Torrevieja alone accounts for 118 of them, then Los Alcázares with 65 and Pilar de la Horadada with 63. If you want the Mar Menor rather than the open sea, look at Los Alcázares and San Pedro del Pinatar; if you want a working town rather than a resort, Villajoyosa and Dénia. Benidorm is the only one of the 24 where a sea-view apartment above the tenth floor is normal rather than rare.

How close to the sea are these properties actually?
They are in coastal towns, which is the claim we can stand behind. Within a town the distance varies from a seafront block to a fifteen-minute walk, and the listing description says which. We do not publish a metre count because the partner feed supplies one for three of our 918 homes.
What does a sea view add to the price?
Across our coastal stock the median is €4,043 per square metre against roughly €3,200 for comparable inland homes, so about 25 percent. An unobstructed frontline view adds more on top, typically another 15 to 30 percent over the same flat two streets back in the same building line.
Which coastal town is cheapest right now?
San Pedro del Pinatar and Vera open lowest, from €151,900 and €170,000 respectively. Torrevieja starts at €155,000 and has by far the most choice with 118 homes. Benidorm and Calpe are the expensive end, opening at €280,000 and €373,730.
Is the Mar Menor different from the open Mediterranean?
Yes, and it matters more than buyers expect. The Mar Menor is a shallow lagoon, warmer and calmer, which suits families and older buyers. It has had documented water-quality episodes. The open coast at Torrevieja or Guardamar is cooler, rougher and has no such history.
Can I rent a coastal property out when I am not there?
In most of these towns yes, with a tourist licence from the region. Both the Comunidad Valenciana and Murcia grant them, but individual buildings can forbid short lets in their statutes. Ask us for the comunidad rules of a specific building before you commit; we check them as part of the offer.
Do coastal properties cost more to run?
Slightly. Salt air shortens the life of external metalwork and window seals, and seafront buildings budget more for facade maintenance, so community fees run higher than inland. Expect €80 to €180 a month for an apartment depending on pool, gardens and lift count.
