How to transfer money from Russia to Spain for a property purchase (2026)

Transfers from Russia became harder after 2022, but a few legal routes still work. We cover which banks accept the wire, how to prepare AML documentation, and realistic timelines.

What changed since 2022

Transfers from Russia to Spain became materially harder after 2022 but did not close completely. Several legal routes still work. The key is understanding the limits and preparing for enhanced AML scrutiny on the Spanish side.

What still works in 2026:

  • Non-sanctioned Russian banks: Raiffeisenbank (RUS), T-Bank (formerly Tinkoff), UniCredit (where still operating), OTP - SWIFT EUR transfers go through with delays
  • Transit banks: Cyprus (Bank of Cyprus, Hellenic), UAE (Mashreq, FAB), Serbia (Banca Intesa Beograd), Armenia (Ameriabank) - capital flows from Russia to the EU through these jurisdictions at scale
  • Wise / Revolut with non-Russian residency - if you hold an EU/Cyprus/UAE card
  • Cash with declaration - up to €10 000 free, above that with customs declaration

What does not work:

  • SWIFT through sanctioned banks (Sberbank, VTB, Alfa, Promsvyazbank, Otkritie, Sovcombank)
  • USD transfers from Russia to Spain via most correspondent banks
  • Crypto "shortcuts" - Spanish banks see the chain "coins → exchange → fiat" and block incoming wires with suspicion

Route 1: SWIFT via a non-sanctioned Russian bank

Basic scenario: you open a EUR account at Raiffeisenbank RUS or T-Bank, convert rubles, then SWIFT to your Spanish bank.

Realistic for medium amounts (€50 000-200 000) if you can wait. For larger sums use transit jurisdictions.

Documents the Russian bank wants

  • Sale contract / reservation on the Spanish property with sworn translation to Russian
  • Sometimes: letter from Wesna confirming no other obligations between parties
  • Source-of-funds proof (salary, sale of previous property, inheritance)
  • Tax residency declaration
  • Currency control consent (standard bank form)

Documents the Spanish bank wants

Spanish banks in 2026 apply enhanced AML review for incoming wires from Russia. Prepare:

  • Bank statement from your Russian bank for the last 6-12 months (sworn Spanish translation)
  • Tax returns for the last 3-5 years
  • Employment contract or business registration
  • Sale contract of previous property if funds come from there
  • Inheritance notarial certificate if relevant

Route 2: Via a Cypriot bank

Most popular workaround for serious amounts. Open an account at Bank of Cyprus or Hellenic Bank in Nicosia (visit once in person, or remotely via a lawyer for €800-1500), transfer money there from Russia, then on to Spain.

The main advantage: after Cypriot AML clearance, subsequent transfers to Spain go as normal SEPA wires without further questioning.

Route 3: Via the UAE (Dubai / Abu Dhabi)

Same idea as Cyprus but via the UAE. Mashreq, ENBD, FAB open accounts for individuals with Russian passport in 1-2 weeks if you have a UAE residency visa.

Good if you already have Dubai ties. Otherwise Cyprus is easier.

Route 4: Via Serbia or Armenia

Budget option for those without Cyprus / UAE residency. Banca Intesa in Serbia or Ameriabank in Armenia open accounts for Russian holders relatively easily.

Downside: less trust on the Spanish bank side, occasionally extra AML questions.

Route 5: T-Bank Black with multi-currency card

For small amounts (up to €10 000 per payment, €50k/month) - T-Bank Black with EUR card and FX account. Convert at decent in-bank rate, SWIFT to Spain.

Useful for deposits and partial payments, not the main purchase amount.

What does NOT work in 2026

  • Crypto as a workaround - Spanish banks see the chain and block the incoming wire. You can use crypto between Russia and UAE/Cyprus, but the final leg to Spain must be a classical bank wire with clear source.
  • Grey messenger-based "helpers" - illegal on both sides. The Spanish bank will block atypical senders and demand explanation.
  • Transfers from third parties - the Spanish bank requires sender and ultimate property owner to be the same person. Money from a parent / sibling / friend must first be legally formalized as a notarised gift or loan.

Realistic timing

Budget 2-3 months for the first major transfer from Russia if you go via a transit bank (Cyprus / UAE). That includes account opening, KYC, SEPA leg, AML review in Spain.

Direct via a Russian bank: budget 3-6 weeks for the first wire plus the same again for Spanish-side review.

Double taxation

Russia and Spain have a double-taxation treaty in force. Practical implications:

  • Taxes paid in Spain credit against NDFL if you remain a Russian tax resident
  • On sale of the Spanish property you pay tax in Spain (24 % non-resident rate), plus report in Russia
  • Rental income: 24 % gross in Spain; additional reporting in Russia if you keep Russian tax residency

FAQ

Can I use crypto fully end-to-end? Only up to a point. The final leg to the Spanish bank must come from a clean fiat source with traceable AML history. Crypto between Russia and Cyprus / UAE is fine. Crypto direct to the seller is not.

Do I need Cyprus / UAE / Serbia residency to use their banks? Cyprus - can open without residency but easier with. UAE - residency visa mandatory. Serbia - tourist passport works, easier with temporary registration.

What if I have nothing outside Russia? Most realistic path: T-Bank or Raiffeisen RUS plus a Cypriot or Serbian lawyer who opens an account for you remotely for €1500-3000. Treat it as infrastructure investment.

Can I buy property in Spain directly from Russia without an EU intermediate account? Technically yes via SWIFT. In practice the Spanish bank rejects ~30-40 % of the time or requests more papers. Going via Cyprus / UAE is materially more reliable.

How much does the Cyprus lawyer cost? €800-1500 for remote account opening via power of attorney, plus €200-500 annual maintenance. Pays for itself on the first big transfer.
