Villajoyosa is 30 minutes north of Alicante on the AP-7. Population 34,000. Fishing port, working chocolate industry (Valor Chocolates HQ is here since 1881), and a two-kilometre coloured-facade old town that gets photographed by every guide to the Costa Blanca. Property market: mid-tier, growing steadily, quieter than Benidorm three exits south. This is the working buyer's guide to Villajoyosa in 2026: what the neighbourhoods are, current price bands, who buys here, and where the value pockets sit.

## What Villajoyosa is

Old fishing town on the coast between Benidorm and Alicante. The coloured-facade fishermen's houses along the seafront and up the old town streets date from the 19th century; the tradition was practical (returning fishermen could identify their own house from far offshore). Now the coloured facades are a Bien de Interés Cultural protected zone, and any exterior paint change requires town hall approval.

The town divides into three functional zones:

**Old town (Casco Antiguo).** Narrow streets, coloured facades, small church square. Compact, walkable, dense with restaurants and tapas bars. Property stock: 18th and 19th century townhouses, mostly on 2-3 floors, plot sizes 40-80 m². Prices per m² are the highest in Villajoyosa because of the protected-zone premium.

**Beach strip and new town.** The 2 km Playa Centro stretches south from the old town, backed by 1970s-2010s apartment blocks. Beach-front and second-line apartment stock predominates. Standard 3-6 storey blocks with community pools. Where most non-resident buyers concentrate.

**Poble Nou de Benitatxell / El Torres.** Hillside urbanisaciones north of the old town toward the AP-7 exit. Villa-first with garden and pool. Larger plots (400-1,200 m²). Higher price band. Full car dependency.
